Ok I feel like some of y’all have never been to these states (this is related to the shitty food comment).
I am a very good cook. Used to cook at least 4-5 nights a week but kinda slacked off lately. Knowing how to cook does not solve all your problems when you cannot get good ingredients. There’s a handful of population centers in those states where it wouldn’t really be an issue but the state as a whole is fricking desolate if you lived anywhere rural. I have quite a bit of experience with Wyoming for example and the place just sucks, outside of astounding natural beauty and whatnot. I’m talking like not seeing another car for a hundred miles, and damn sure not getting anything worth a shite from the grocery store.
Also seafood is personally very important to me so these mountain west states are hard for me to justify. Again this is a personal preference so if it’s not important to you then good for you. Mississippi is my shithole but I live far enough north I don’t have to deal with hurricanes, our cost of living is probably the lowest in the land, our food is really good like a best of multiple cultures with seafood still being big but also having the things from farther north, and basically you can just do whatever the hell you want. If you are used to urban life and huge variety of consumables at your disposal all the time then it’s definitely not for you, but as far as being basically an outlaw but still having more access to things than you would out west it’s a dream.
Our weather fricking sucks though. I always joke that a good indication on how good weather is in any general place is how long out of the year can you go to a restaurant and eat outside. Well we are lucky if there are two weeks in the fall and two weeks in the spring.

Move to a North Mississippi town along the North Central edge of the Delta in the hills. Basically anywhere along I-55 between Memphis and Winona.

There’s something no matter where you go.
We left Louisiana over a year ago and don’t have to deal with near the amount of bullshite we did when we lived there. Can’t believe we waited so long before leaving. Plus we left a shite hole city whose population has been declining for several years now.

Phoenix: intense heat waves over 110 degrees
Won’t ever cause you to have to rebuild your home though. And basically...you just stay more indoors in the A/C during the day or lay by a pool or sit on a patio with a mister

There are no natural disasters in the PHX metro area that will do significant damage to your home.
Wildfires happen in the state, but not in the PHX metro area.
Haboobs (dust storms) look scary...but won’t seriously damage your home.
ETA: And you can easily escape the heat and drive 2 hours north to a higher elevation and temps 30 degrees cooler.

My main thesis is you can implement the mixed use neighborhoods in a suburb or small city scale.
I’m sure you can but why anyone in a suburban/semi rural area would want to do this is beyond me. It defeats the purpose of getting out of the city.

It's just better design and a move away from car reliance is a good thing for all.
I would not live within walking distance to anything. One common thread I’ve noticed over 44 years of living East of Atlanta is every area that has built up with stuff within walking distance quickly goes to shite.

It is amazing, once I spent some time in a bunch of other places, how unkept New Orleans looked compared to elsewhere.
It's pretty damn embarrassing.

When blackouts and water shortages become common as we descend into a 3rd world shithole you wont want to be in Phoenix

You could have just said "I'll pay higher taxes, deal with crime, spend $100k to send my kids to school because I'm a fat frick and can't live without fried shrimp." Alot shorter
