This is the internet age where most listing agents don't do much.
Unless it is a unique property that is going to have specific/limited clientele, all they are going to do is load the info on MLS and hope that it triggers a buyer's preferences that their agent pre-set for them.

Houses that are priced appropriately, sell. Bottom Line. Crappy realtor or not.

Im under thr inpression that an agent has to present all offers that are given? So while I see your point on an agent being able to work both parties, its up to me whether or not Im willing to accept your offer. In the end, the only way the realtor is getting paid is if the house sells, so why would you screw up a deal?

Access to real estate listings in the US has been ubiquitous for a couple of decades now. At the end of the day, no matter what you may believe, if it is still on the market than the price is wrong. Period.
Proper marketing or poor marketing may get you 10 percent or lose it, but if its not being pursued by people from the tupical MLS sites then I doubt your realtor is the main factor.
Have them email you 5 mile radius comps based only on bedrooms and bathrooms for the past 6-12 months. Lets see what the avg per sqft is and what you are listed for.

I said fine bitch, then told a buddy he could move in to one of he bedrooms since I wasn't living there anymore. Agreement said nothing about house being occupied/unoccupied during listing. She called me mad as hell when she found him there and I said, "So what? I'll keep him there until our 6 months is up and go get another realtor." Within the hour she and her broker had emailed me a voided copy of our agreement. True Story.

The home is currently listed below comps and the lowest priced home in the subdivision. Its not like the house is overpriced.

Post the MLS here and people can tell you if they feel it's listed at market or not. You said you wanted feedback, you'd likely get it here.You're welcome.

He signed a Dual Agency Disclosure. Just saying that you would be ok with listing agent representing both buyer & seller. It would have no bearing on any other prospective buyers

The difference in payments over 30 years fixed is about $50 a month. For that, and knowing I won't be there that long and will probably refinance at some point, I'd pay the $50 more and get new construction. Worth it alone for the new HVAC, roof, and appliances.

If there was a way to link the house here without showing who the realtor was, I would do it. I dont want to create any problems until I look over the listing agreement tonight.

Wouldn’t an agent have a financial incentive to find a situation where they could rep both?

1st forget the agent. Your agreement is between you(homeowners) and the broker. The agent merely works for the broker. I'd call the broker and voice your displeasure. Most brokers would move it to another agent or force a co-listing with another more experienced agent.
As far as the buyers agency goes, you do not have to sign that. I would though, because if the agent does bring in a buyer there's room to negotiate the agents commission since they're getting both sides.

The house is empty and has no furniture. Id have to sit on the cold counters. Cold counters typically dont mix well with the nether region.

For being in sales like your profile says you obviously don’t know much about selling houses...good realtors can save you on fees and negotiate you a good price...but online MLS sells your house along with the sales price being in the right spot..,realtors that say they have clients lined up to buy your house are typically full of shite and just want ur listing...and of course other agents bring the buyers....that’s the way it works

Well, every time Ihave bought a home, it was really up to me to search the MLS and Tell the realtor which houses I was interested in looking at...the realtor really had nothing to do with suggesting houses for me. Maybe your price is too high or the MLS listing needs some work.

Listing agreements are what we call in the legal field chickenshite. They are always lopsided which probably help when arguing the damn thing is unenforceable or void ab initio.

Would it? The buyers agent generally will split the fee with the listing agent, at least that is how it always worked for me. By signing that agreement, you allowing for the possibility of someone your listing agent is serving as a buyers agent for will be able to purchase your house.
