Anyone seeing a big increase in their home value (non-flooded home) in BR area?

I know it's been a mere six months since the historic flood, but is anyone seeing an acute increase in their non-flooded home's value?

Shortly after the flood some people I spoke with said the Baton Rouge area homes that didn't flood should exponentially increase in value.

Baton Rouge home prices are all jacked up. I went to look at some homes this weekend and they got contractors in U Club trying to sell pieces of crap for $210 a sq/ft. Homes that don't even have real wood in them. Then I went to a home in Rouzan (fricking vomit) and this people wanted $250 sq/ft, which was dropped from $300 sq/ft. The home wasn't even anything to write home about. It was OK, but not $300 sq/ft nice. Those are fricking Hays Town prices. fricking greedy arse real estate agents and unrealistic price gouging home owners...

Don't I wish. I see larger houses (including mine) languishing on the market without any action. It's the $100-250K houses flying off the market, not the higher dollar ones. And anyone paying $200-250/sq ft for anything is this town has more money than sense, especially when there is a criminal element involved like at Rouzan

People so badly want to live in certain areas that they will overpay. BR in the LSU/Southdowns area is very different than suburban BR. Some amazingly shitty homes selling for 500k+ in southdowns.

I see someone else recognizes this phenomenon.

This is most definitely happening. With insurance and fema settlements, auto and home prices are staying flat and increasing. Car dealers were making HUGE profits in the BR area in months after flood.

This same thing happened after Katrina.

Couldn't agree more on all fronts. $250 -$300 sq/ft is Hays Town Bocage prices. End of story. shite, a few months ago $200 was Hays Town prices not in Bocage. Now you got some assbag spec home flippers trying to fricking rip everybody off. It's fricking insulting.

Really? Those houses have always been priced $250ish and lower per sqft. Was that a fsbo or a realtor trying to previously sell it for $300 sqft? Because that's retarded, especially since Level is building in there

People throwing out terms like, "overpriced", "gouging", "greedy" when talking about BR real estate, should familiarize themselves with another term, "market value". A house is worth what someone is willing to pay for it, and people are obviously willing to pay more to live in prime areas where location value can far exceed perceived house value.

It's fricking crazy. My wife and I will need to buy a new home in 2-3 years so we go to open houses to see what's out there and I'll be damned if real estate agents and contractors are just trying to rip people off after the flood. When I was in the U Club the real estate agent was asking me what I was doing when I was looking at the baseboards and "crown molding" and replied by asking her if the wood was real, almost sarcastically, and she goes "oh no, contractors don't use wood anymore for that kind of stuff," and i responded by saying, at $210 a sq/ft they better have a got damn carpenter in here with a fricking lathe turning wood. I was stunned that people don't even fricking use real wood anymore especially at $210 a sq/ft. That's nuts.
