anyone know the approx cost to subdivide property?

say i had 6 acres, and i wanted to chop off 4 of the acres and sell 2-2 acre lots, anyone familiar with the process and approximately how much this would cost to "subdivide" out?

ETA : yea yea three fifty.......

You need to get a survey if you dont already have one. Then a lawyer to draw up the deeds. Maybe a title opinion. A few thousand at least.

Difficulty of getting approval to do this depends on the parish. It would be much easier in say Livingston vs EBR.

Order of magnitude would be single digit thousands. You'd definitely need a survey, and probably a title report. Maybe not a lawyer. Talk to an engineer who does land/site development work.

It's $150 per subdivide plus a $25 processing fee. And you're doing two of them.

Possibly depending on the area approval by the zoning and/or county comissioner too.

Wooded ? Affects cost.

Recent previous survey (by reputable surveyor) of 6 acre tract ? If so, call that guy.

Depends on multiple items like municipality location, cleared or wooded, existing sewer, adequate road frontage. You need a surveyor. I can put my email up if you want to contact our firm about getting a price.

If you are going to subdivide, wouldn't you have to provide access road with turn around and utility hook ups?

Maybe each lot will have direct access to an existing road or driveway. Good luck.

If you do it, sell it in meters and bounds not as a subdivision. Will save a lot of money and headache. All you would need is a survey splitting it up and then feed it according to the notes and bounds description.

Subdividing land versus creating a subdivision.

All lots bordering a paved road (already there with power and water) versus carving it out of wilderness.

Getting perc tests for every lot if the land isn't on a sewer system.

Issue is calling it a “subdivision.” If you’re just selling a two (2) acre plot of land twice, it’s just a matter of getting a legal description, selling the land as-described, and recording the sale. Unless it’s something stupid re existing servitudes, inaccessible areas, etc., a decent surveyor should shoot it for under $2,000.00. From there, you should probably budget another $1K for paying a lawyer to draft a sale (x2) and record it.

Or, somewhere between $3.49 and $3.51.
