I suspect the new St. Georgians are going to get a moderately harsh lesson in politics. Your new politicians, and the gang that will see opportunity and try to muscle in, will prove to be no better than the ones you leave behind.

I’ve been super into these documentaries about real estate agents lately and the one thing I know for certain is that real estate agents are sluts.

I agree, I hope for the best for them but I've never held much confidence in the govt to be efficient and effective.
I would caution st. George govt / its residents against the idea that they are now wholly separate and only need to worry about their own area. The whole BR area still needs to serve as the driver attracting young people and businesses to the area.
Around birmingham that sort of mentality, certainly coupled with other factors, helped inhibit growth and development for many years. The past few years have refocused and significantly improved the city.

Problem is that, regardless of what Zachary, Baker, Central, and St George have to say, BR and its politicians are digging their heels in and refusing to deal with a myriad of issues screwing the capital area as a whole over.
The biggest things that could help engender growth in the area are better schools and a more business-friendly environment.
EBRPSS basically refused to take any actions that could help the school system, which is why we now have St George.
It remains to be seen what can be done to help convince businesses to locate here or remain here considering that our sales tax is one of the highest in the nation, the state’s legal environment is seen as about 49th in the nation for businesses, and local government seems to go out of their way to be ornerous in working with businesses instead of actually trying to get them up and running so they are paying taxes.

My outsider perspective theory is new city needs money, lots of it. But if they want to build new schools... to me that means bend over on your property taxes. So maybe your house is worth more at some point, but you already paid your equity gains in property taxes. Many will still send their kids to private school to keep up with the joneses. Guess we’ll see, certainly an interesting sociology experiment

Way too soon, will be a slow trickle. However we do anticipate the trends will favor St George by a decent percentage.

While I generally agree that the goons who want to run the new city will likely be mediocre at best, we're leaving behind the likes of Sharon Weston-Broome. The bar is low.
ETA - I will oppose the election of any individual who was involved directly with the incorporation movement.
