If you own land in the City of St. George, you should be lucky. Land appraisals will be going up. In Baton Rouge, I expect the opposite.

Yes. It will be the most valuable real estate in all the land.*

Agents were advising people in St. George to postpone listing houses until after the vote. What does that say?

All three possible alters posted in 1 minute intervals. Yeah, that's a sign. Alters.

I do appraisals (not in Louisiana) but it will have an impact. I doubt an astronomical amount but enough value to be glad it passed if you own property in the St George.

Does this mean you will be paying more property tax?

If st. George eventually develops a top flight school district, their property values will increase to some degree over the level they would have seen had this vote / movement new happened, unless they have disproportionately high tax rates

If it goes up, it'll be due to uninformed buyers and speculators. It's not like any QOL factors will change in SG in the near future, if ever.

The incorporation will not affect peoples' lives in that area in a significant way. Fire, police, library, parks, water, sewer, trash, etc will all continue to be approximately the same.

Fire, funded by property taxes. Higher property values would improve the tax base. Long term goal.
Police, provided by Sheriff. Strategy is to sweeten the pot and enhance current services. That is a short term goal. Like Fire the sheriff would profit if property values increase over the long term.
Library and parks are parish wide services. Again both would profit in the long term if property values increase.
Sewer is also a parish wide service although not all the parish has sewer service. It’s funded by individual fees and a parish sales tax. There should be no changes in sewer services.
Garbage and trash are also parish services paid for with individual fees.
