Also isn't a good place to be in a severe storm, and it's an energy hog which will offset some of the savings.

Are you in Houston?

You can find some nice houses for sub 150K on the outskirts. Might have to do a good commute depending where work is.

The OT will make you feel good about trying to be one of them, but at the end of the day you will be buying a house on wheels that depreciates faster than a new vehicle.

Then again, I’ve seen you posting regularly and I’m not surprised.

Not trashy. Just not a good investment. In the time a trailer deteriorates to worthless value a permanent home will retain most of its value if not more than what you paid for it.

I have never heard of a trailer appreciating in value.

I've been trying to talk my wife into doing this. She's almost there, given we want water/marshfront land on Edisto and there's no way I have the time, money or energy to build right now. And she doesn't hate the ones that look like beach cottages, and I know how to build decks. Plus we'll have a nice RV as guest house.

a trailer doesn't inherently define someone as trashy. However, trashy people are 1000% more likely to live in trailers.

Check property taxes where you are interested in land. An old house on it can be fixed up (nice if it comes with a well and septic system).

Where I live, building onto a house 35 years old or older gives a major break in propery taxes assessed on the house-including the new part of the house. Also check for the acreage that's needed for Greenbelt tax exemptions. The folks in the county/parish office should be able to give you guidance, and getting a property tax bill that's 40% off keeps on applying year after year.
