I would send certified letter to her explaining HER liability with letting her dog trespass onto your property. In the letter I would give specific examples of her dog causing issues ( knocked 3 year old in river and kid almost drowned). I would then immediately follow up with another certified letter the next time the dog came over. Creating a paper trail for any kind of defense I would need in the future. I would probably get “bitten” by the dog after a second letter and let the authorities handle the dog after that. No way would I harm the dog after letting someone know I had an issue with their dog. I’m pretty sure Mississippi passed a law last couple years making it a felony to kill somebody else’s dog.

Tell your neighbor to keep his/her dog on their damn property. It's bull shite you have to inconvenience yourself and your renter because your neighbor can't keep them on their own property, or at least off of yours.

Are your renters allowing their dogs to run unchecked?

I instruct them not to - but this doesn't mean it isn't happening. I would side with any neighbor if a renters dog is being a nuisance. I've never heard of a single instance of a renter dog swimming across the river.

Yeah, you just need to cover your arse here. Create a document trail (certified letter) to the neighbor explaining the situation and incidences. Some outdoor cameras would be good for capturing evidence but I doubt the renters would want them up. Maybe an invisible fence along the neighbors shoreline would help contain the dog?

Cool rental though. We try to do a trip to a place like yours once a year. Definite plus if dogs are allowed. Also, pretty sure I grew up/went to high school with your spouse. Small world

I've had three of them, they are obnoxious little shits, great dogs but very mischievous and relentless, if your neighbor doesn't leave it in the house while she's gone nothing will keep it from pestering you and your guests

ETA: well, almost nothing

from a legal standpoint - IF you do kill the dog - make sure it is done on YOUR property

I don't have anything to add other than I read this thread before bed last night and then dreamed I killed an annoying dog in my sleep. Bad dogs + bad owners is a truly awful combo, sorry you have to deal with this.

1) The property is 2 acres and along the Bogue Chitto River. You know how much a fence that size would cost. 2) The dog is swimming across the river. You want the owner to put a fence along the bank of the river? That would totally kill the vibe of the cabin and hurt the rental investment. SUMMARY: A fence would not only be very expensive, but also cause the owner to lose bookings/money.

I said build a fence to keep the dog in, not keep the dog out….
A fence for the woman to put the dog in when he has guests on property.

Although a big pin on the neighbors property could help.

This is what I’m talking about. My original post said to keep the dog in, it said nothing about to keep the dog out. Folks are assuming I’m talking about fencing your place without fully reading what I wrote.

Well. I can see both sides of this situation. Quite the conundrum you have. I think your best bet maybe just praying your neighbors dog dies of old age.

Ah a heeler. They are intense, but trainable. Hopefully, you can convince its owner to train it. The dog probably thinks it's his job to protect your place.

A friend of mine has one. I went to see him recently and within 15 minutes, the dog bit me three times. Didn't hurt and the dog was just trying to tell me to stay on the couch where she put me. He needs to train that out of her, but I'm not sure he's capable.

Our Aussie would jump the fence, round up the neighborhood kids, and put them on the trampoline. She'd then nip them (like the heeler did), if they tried to get off. We had to convey to her that that was inappropriate behavior. Wasn't that hard, just had to be there when it happened. She learned pretty quickly and stopped doing it.

She maintains that its the coming and going (which is frequent as we are a popular rental) of all the different people and dogs that keep her dog in an agitated state.

She's not the victim here. She needs to handle HER problem. She needs to get a leash, a fence, or more land.
