Prosper and Celina are the biggest growth area of DFW. Not a surprise there. Probably new builds

I like Texas, but I live in New Orleans, and you couldn’t pay me to live anywhere else; and that’s not a paean to New Orleans, it’s just that my life is there. Most Texans like it there, and along with Florida and Utah, it is the state most attractive to people relocating.

It is probably the whitest city currently. Indians and Asians have taken over Frisco, so white people are moving north to Prosper and Celina. Dallas North Tollway is slowly moving north and opening up that corridor.

You really do not hit rural now until Gunter, which is 50 miles North of downtown Dallas.

It's crazy. I used to be able to hop on 289 in Sherman, TX and go to my hardwood supplier in Prosper very easily.

Now that highway is a pain in the arse. The sprawl is heading towards Gunter now.

All less than 5 miles.

Fun fact - Star Trail is around 7 miles from PGA Headquaters. It is also going to be around 7 miles from the new Universal Theme Park in Frisco.

How do these people live so far away from civilization

That’s an outrageous number for a town with a population of 41k. My town is a little over 20k and there are only 53 listings for homes and none under $1M. Doesn’t make sense to me
