Not well insulated 4 ton is fine. Well insulated you'll be in a house with 70% humidity levels in the spring.
Expect to pay around 4,500-$5,500 for new unit outside and in attic. Cost variation depends on brand. Trane is considered very good. I wouldn't touch a Lennox with a 10' pole with the various lawsuits against them for shoddy coils failing within 3 years.
I recently had a new 5 ton Trane installed, outside and attic, all new ductwork, electronic dampers for dual zoen, 2 new nest Thermostats, new gas lines, jacks, surge protector for disconnect box, new cement pad. Total was $7,800. This is in Houston though.

I think he's looking at the age of my house (54 years) and the low roof (little air space). I felt my 3 ton did well when running well and my energy bill was cheap on this age home. I pulled all the paneling out and insulated the walls.
Windows are original and single pane aluminum and I know there is leakage. I just don't want to go to big and never pull out the humidity. Which is my largest concern.
Older man. Came highly recommended and has been doing it for 30 years. He did my dad's and pop is happy with it.
Just don't want to frick it up.

No one here is going be able to give you a definite answer. Sizing is based on several factors about your house. That said, if you had 3ton and it seemed to work well then it probably wouldn't hurt to stick with that.

Who did you use? I've been getting quotes in Houston much higher than that.

What actually happened in my case was I did my research trying to figure out what size I would need for my 1550 sqft home so that I didn’t get screwed. All I knew was my 3 ton wasn’t cutting it. And after seeing a bunch of posts on tigerdroppings, I decided that a brand new 3 ton should be good and that a 3.5 ton was plenty of size for my house (if not too much).
Fortunately, I let a reputable AC company who sizes AC units all the time run some tests and tell me what they thought, and went with their recommendation of 4 tons, rather than what I had read on tigerdroppings, which suggested 4 ton would be way too much. 2 years later, I am glad I went with the experts recommendation.
All houses are different. It sounds like you have a guy who came highly recommended. If anything, just get a second opinion from another expert.

Did they do a blower door test, duct leakage test and run a manual-j?
Sadly, very very few in the HVAC installation industry (residential) know how to properly size HVAC equipment. If you find one, use them.
Having said that, nothing beats the info at the home owner's disposal. It is very easy for a homeowner to determine if their current system is under sized, over sized or just right and use that information the next time they need get a new HVAC system. Any sizing calcs by an HVAC expert still depend on way too many assumptions to be absolutely correct. However, homeowner measurements take everything into account.

well insulated newer "ish" house, then 500 sq ft per ton
you want a little more then the "required" tonnage (1/2 ton) for times when you have family gatherings or high traffic flow opening doors a lot.
in your case, assuming the house is well insulated, a 3 1/2 ton single system is the "standard" choice, but depending on the heat load of your particular house (none are the same) a 4 ton single system, or two separate 2 ton systems could be a better choice (one for bedrooms and one for living side)
an added benefit of 2 separate systems is it runs quieter, uses less power, and if one breaks the other side of house still has cooling to it.
i am retired a/c tech after 40 years

FWIW, my house is 2200-2300 sq. ft. and I have a 4-ton.

Exactly. One of mine went out last May. Nothing major but it was not working for a couple of days. Glad I had that old POS heat pump upstairs. Just ran it in the evening and through the night so we could sleep in the cool part of the house.
