As a builder, I don't think people outside of the industry realize how insane this is. If there is a silver lining to the increased cost of wood trim, it is now easier to digest finishing out bathrooms/laundry/mud rooms with PVC trim rather than wood.

Maybe...but maybe not. Houses arent gonna go down to 2008 levels ever again. There is just too much money supply. I think prices just keep getting higher because the dollar is worth so little

New construction is being delayed in the DC area as some of our projects are coming in 30% above budget. Architecture industry is about to take a hit.

For my baseboards, I want 6" tall base with a slight round over on top. Those boards pre-primed are $24 for a 12' stick. I have been buying 2x6 boards and running them through my band saw to get two out of one then I plane it, run it through a drum sander, and route the top. It takes a bit of effort but I also needed over 1200 LF of it and didn't want to spend $3000 on just base.

I recently bought a new house in the Houston area. The market is crazy. If you wanted a house, you had to come in about $20k over asking price or you were going to get out-bid.
I instead went with a new home. From when I started looking at houses to when I actually bought a house a few months later, the house I bought had increased in price by about $50k.
For the house that I sold, we put it on the market for $350k, which I thought was $20k higher than I would have priced it. But I trusted my realtor. We had an open house 2 days in a row, and after the second day we had 6 offers, and two of the offers were $30k over asking price. 2 other offers were from people in Chicago who never even saw the house in person. So I was expecting to put it on the market for about $330k, and it sold for over $380k.
The market is absolutely bananas.
And these builders are having some trouble getting materials. Various things had to be changed or delayed in the build because of supply chain issues.

While that is certainly contributing to the blowing up of construction costs, in a lot of areas (gulf coast especially), it was a strong sellers market long well before covid and inflation.

I have been assisting a friend and fellow OT member in fixing his house from the hurricane last year. Ask him about getting doors and cabinets right now. Been waiting 8 weeks for both. Everything else is finished but we can't get him into the house over those two things. Aggravating.

We just bought a new house. We paid $350k, it appraised for $363k. It was a new build 2.5 years ago and it sold for $270k.
Sold my house that I bought 3.5 years ago. It’s 9 years old. Paid $210k for it then. Sold it for $330k, and they paid cash, $15k over asking.
The market is nuts.
