Not saying it’s bs, but other lists from other sources don’t agree.

Louisiana is still one of the cheapest states to live in regardless of what list you look at.

$500-700k will buy you a helluva house in Germantown, Nolensville or Brentwood where your kid can ride their bike to a nationally ranked public elementary school right down the street. If a 4 Bed/3 Bath isn't big enough for you then sure you're gonna need to start looking in that million $ range. But that's just spending money because you can at that point. Wants instead of needs.

I pay just above the median rent it lists for a 2 bedroom apartment in a good part of Rogers

Wrong. Mississippi is the poorest state in the United States, with the highest poverty rate in the country. Lousiana and New Mexico also has a higher poverty rate than West Virginia.

I've done a lot of research on this trying to find a place to retire. Louisiana does pretty well....until you factor in the insurance.

Highest auto insurance in the country.
Second highest home insurance in the country.

If the Governor was serious about making this State more attractive that would be a great place to start.

I don't see anyone hating on Oklahoma. SE Ok would be high on the list for me for the aforementioned states.

But like you, I want land as I'm accustomed to it. I would have a difficult/impossible time finding a similar spread to mine here in Virginia - close proximity to a 1M+ metro area, mountains, lakes/bay/rivers/beaches in any of those states. And while Virginia is not on the list of twelve bc of NoVa, most of the rest of the state has reasonable COL.
