bought 50 acres in Smithdale Ms. in 2016 mixed hardwood and pine. $2360 per acre. Just have to keep looking and have the money to jump on it right away.

I live in Amite County Ms. The place down the road from me sold for 3750 an acre 2 years ago. The seller offered it to me because it joins us. I thought it was higher than it should be and passed. I’d budget for 3500 an acre depending on size of acreage. Also, factor in road frontage, proximity to utilities etc.

Hate to say it, but you'll probably have to get a little farther from BR to get land for $2K/acre. The convenience factor of being that close to a big city will keep the price up.

Similar situation as my family is in. Beautiful 25yo pine, and can’t find anyone to cut it, and that’s even with my dad being in the industry.

Here is 80 acres in Amite County just for a reference . This is about 3 miles from where I live and about 8 miles from Lake Okhissa.

I’m just talking about forest land with. Pine/hunting. No house or development. Usually way out from any cities.
