The entertainment district will further develop over time. This is a necessary first step. Renovate the SKC and sign the lease extension. HAving the arena next to the Dome and in the location downtown is a great asset for luring events here

I was wondering what is so scenic about looking at the Ponchartrain expressway? Build the it along the river . Conversation Center seems to always find space for expansion. There is land there! Much more scenic near Warehouse District along the river if I was building a new arena.

ASM would rather keep it on “its” campus. Gayle is moving some operations downtown in the next year.
It would also be a traffic nightmare for people trying to get there. The Tchoup/S Peters exit is already a pain in arse with port traffic. It would take the city/state 10 years to do studies and build any new infrastructure.

Benson has a net worth of $8 Billion, but it's not liquid wealth. Most of that is the Saints and what's not the Saints are other businesses. It's not cash wealth.
Those other owners mentioned, Ballmer, Kroenke, the Waltons...they are cash wealthy. They have billions in cash to drop whenever; that's why the Rams always use cash-over-cap to beat the NFL salary cap while the Saints use void years.
She doesn't have the cash to do it and probably doesn't have enough assets to use as collateral to get a loan to do it, not without help from the state.

We need to get over the idea of an NBA/HNL/major concert ready venue in the NOLA metro that is not in the Central Business District. We have crappy infrastructure, the city/region/state is broke, and we don't have the major business climate to support the private investment needed for a new arena without substantial public investment. And no way a new tax passes to fund any of this.
What we do have is a world-famous entertainment area walking distance from the dome/SKC, tons of hotel rooms and a current site that offers a straight shot in/out via expressway from BR and the Miss Gulf Coast. Hell, we even have rail access from the coast now.
I can live with a renovated bottom half of league NBA arena as long as we're not paying new taxes to support it.

She will not go poor building a new arena. She can afford it . She is on that Forbes list of richest people in the world. By saying she can’t afford means she is not making any money off her car dealerships across the country, Saints, Pelicans, Horse racing , Ochsner etc.
Gimmie a break. The woman is not going to go broke building a new arena.

Much of her $8 Billion is not liquid. Meaning it cannot be converted to cash. In order to afford to build an arena on her own, she would have to sell the Saints or a chunk of her other businesses and assets.
Stan Kroenke is a big time real estate guy. He has the cash to build So-Fi on his own and not have to dump any other assets. In fact, he can and did buy the Rams and still have $5 Billion on cash available. That's why the NFL allowed him to basically strong arm the Rams away from St. Louis (and get sued for his efforts). He was one of the very few people who could afford to build a stadium in Los Angeles on his own without help from the state of California or the city of LA.
Benson is not that kind of wealthy. Most owners aren't. Most of their wealth is tied into assets that cannot be easily turned into cash.
It's amazing to me that so many people think that when someone is a billionaire, they have billions in cash in various accounts. Not how it works.

Sell 10% of Saints as an initial minority ownership to the Chiken MAN at 6B. That’s 600M + 400M from NBA expansion. There’s your new 1B arena and a cemented legacy. Too bad some fans are too bird brained to figure this out.

Imagine the value of the Pelicans team if we were not mediocre every year. Kroenke builds winners. I do agree on that point.
