Yes, but in smaller markets there are usually fewer people with money, so these schools and franchises seem to be punting the idea of packing the stands and instead just trying to extract a little more money out of the big money guys they do have

The old mall needs to come down as well as the New Orleans Center parking garage. Put the new arena where the parking garage is. Then put a new parking garage where the smoothie king center is. Where you demolished the mall, expand Champions Square.

Unlike the Superdome, which IMO is timeless... The SKC was built as a cheap minor league hockey arena that you can really only upgrade so much in its' current footprint. They're wasting funds every time they don't just build a state-of-the-art NBA arena.

Its not a new arena, and its not the most exciting design. But, it's very probably the state/city/Pelicans can put together a $500 million deal to make this work. In 2026, I think its almost impossible for the state/city/Pelicans to put together a $2 billion deal for a new arena.

Also this approach capitalizes on the most important asset both franchises have, location in the City. Dome and arena are walking distance from French Quarter and hotels and the best location in the City for pedestrian access, highway, rail (with potential to expend) and transit (underutilized) in the City.

I do hope the back end of the post office is moved to allow for the continued development of an entertainment district/options around the arena.

It would, but Fletcher has been touting that for years and there is no indication that that land will be made available. Fletcher is like a little child wishing on a star.

Was never built as a hockey arena. It was built basically as a multi purpose arena with hopes of attracting an NBA team.

For any owner to build their own venue you would have to give/sell them the land and all of the development rights in the surrounding area. There are no reasonable sites in the NO metro with the available infrastructure to make this happen. I guess you could also do a complicated long-term ground lease under a PPP, but that still might not work.

There was a plan in place to shut down the facility in 2015, but it was shot down by Laudrieu and Richmond. -- Richmond and Landrieu fight planned shutdown of mail processing facility

The arena was a $250m build on a $100m budget in 1999. It has reached its limits. Half the HVAC systems don’t work because they were tied into the Dome system to save money. Lauscha is just punting any future build off onto the next owner because he’s promised more in return once the final sale goes through.

They put $500m into the dome renovations. They’re likely only putting $225m into it with Gayle footing $75m of it.

A new arena would’ve fit cost about $800m and about $1b if they properly built a true entertainment district and moved the post office. You could tie in street car lines that ran directly into the Amtrak station and really redevelop that corridor.
