Do the people on House Hunters actually only look at 3 properties?

Ive always wondered....do they edit other houses out? Do they actually have a decision before filming even starts?

This. They pretty much already bought the house they choose and then the producers find two more homes in a similar price range to "decide between".

Yeah, it's all bullshite. When I had to watch it with my ex, I didn't care which one they bought..was more interested in the before and after.
But if you're like..Francis Dolarhyde, it's probably more interesting.

Producers don't even do that much. They make the contestants find two other houses to show. The house they pick is always already purchased. Sometimes the other houses they view aren't even for sale, they are just friends houses or rentals.

Quick story
I was at a resort in Dominican Republic last August. We met a group of women there at the pool. There were about 15 of them and they were all there together. Turns out, they were all American Women who had moved to St John about 5 years ago. They go on a few trips together every year and they were in Punta Can while we were there.
One of the women was pretty cool and was explaining to us how she ended up in St John. Anyway, she was the very first episode of the show on HGTV, "Caribbean Life". Very similar to House Hunters. She said that she had been living in the house that they eventually picked about 2 years.
We finally were able to record that show when we returned home and sure enough, it was her.

You have to have closing date for the house you "pick" before they come out to film. 3 days of filiming. One at your current house. They also go over the pros and cons of the 2 other houses they pick for you. One day at houses you dont want. Final day at house you are buying and also the fake signing of the documents. You spend all day filming and all night packing because you cant pack shite until they come out and film your current home. The night of the final day of filming you are loading up the uhaul because the next day is the actual closing of your new home.
Then they tell you they want to come back to film the "after" during Mardi Gras because the producer from Cali wants a free Mardi Gras vacation.

The show being fake has been acknowledged for years. Doesn't stop my MIL from watching it 43 times a week.

I can't attest for every episode, but a co-workers's brother was on an episode filmed in London. Don't know details, but they knew one of the producers and thus easily got onto the show.
They had been living in the flat that they "chose" on the show for nearly a year once the filming had begun. The show moved all of their shite out for the taping, the other choices were just fillers to go along with the usual premise.
Not a big fan since I found that out.

I have a client that was on the show - she's a agent in n.o. - anyway they do it backwards. The couple already have a house and they look at a few others - from what I recall.

A friend was on a HGTV show about getting solar shingles installed. Friend was approached and asked if they would do the show, and they agreed. They knew nothing about the product, but got it installed for free. What the hell.
They totally faked a scene about returning three months later (more like 3 minutes)and talking about how much their electric bill had gone down. LOL!

I always assumed it was somewhat staged, I mean it is essentially somewhat of a reality tv show.
Idk why this pisses people off, though. I like watching it for the houses. It doesn't bother me whether they've already moved in and all of this is staged.
