I'm sorry but if you want to use the facilities on the university's property, you pay. You pay a market rent, for the stadium, you pay for the upkeep. On game day you pay the security and the cops at time and a half for detail pay. Next, the buildings dedicated to football on the campus, your company now buys straight up with a price determined by an independent appraiser determined in a blind drawing . You also get to buy the practice facilities and pay for the upkeep yourself. No piggybacking on the campus utilities unless you pay for it at market rates. You want to use the parking lots, OK, but you can't charge for any lot except for the one directly in front....so no collecting.
Next, naming rights, you want to use the LSU name, you get to pay for using it as LSU Football.....this isn't like the NFL where the owners get money from the naming rights, you don't as LSU Football, Inc or LLC you pay for the privilege to say you're LSU. LSU also gets a 50% cut of the apparel sold by LSU,Football after LSU Foitball LLC pays a licensing fee.
Players must be paid W2 and Healthcare should be provided. A thrift savings or 401K should be offered to the players. Players will not be prevented from organizing if they so chose so it would behoove LSU football to negotiate 3 to 5 year contracts for all incoming first year.... "recruits" fresh out of high school. Independent contractors if they choose that route, must have registered LLCs and be responsible for their own Healthcare.

NIL was the ultimate Pandora’s box. Just as this worst idea and sports history began, NCAA decided unlimited anytime transfers would combine nicely with the pay for pay bribery.
