I have $30k in my checking account if you want to use that I suppose. My jobs are more secure than about any in the country, though.

Rentals do you have surprises on those? I am get .75% savings and .5% checking but that is really not much

I had to put in two water heaters this past winter...ponied up a solid $5k between the two. I keep a hawkish eye on them to assure they are being treated well and tenants are paying on time. Between all my rentals, I have received 221 out of 221 months of rent and never had one month of vacancy.

I put in a bid on a small starter home outside Oxford today and waiting to see if stye accept my bid of $110k....it rents for $1,000/month and the current tenants just renewed another year. That's not a bad return on a home that will increase in rent $25/year.
I drive a BMW 840i convertible. And I will get chastised for it here, but I do not care. I love the drive. Hate the price of gas, but love driving it! Took it out for a cruise the other night for 50 miles with Weezer playing on full blast through my Bowers & Wilkins killer speakers. So...

I mean, I am a teacher. Though, that only is about half my income...plus my school coaching stipend, club coaching, and Airbnb in Oxford, MS, yes, $120k. Sorry you don't believe.

Well, my offer to buy a property here in Oxford was accepted today for $112,500 and the current tenants have signed a lease for $1,000/month through July 2023. I will sell when these tenants plan to leave and get a good little return.
