Tenants wanting pets....

We know we agreed to your strict NO PETS policy when we moved in, but..... We really like the house and want to stay but.....

I know I need to keep the emotions out of the equation, but I've been getting hammered lately with the requests.

My inclination is to hold firm.

Start with a small lap dog and two years later you’ll walk into a full grown mini horse in the living room.

Do you want higher reno/cleanup costs once they move out? If your answer is NO, then stay firm. They can go purchase a house or find a pet friendly rental. Or charge an obscene pet fee.

Say no if that’s the policy. Do they know you’re the owner? If not just say you’re the property manager and all you can do is ask him. If they know you own it, tell him you have partners and would have to ask them.

This is my usual reply. I'll check with my partner, but I'm pretty sure he's going to say no.

When I talk about keeping emotions out of it, I am referring to my anger. It pisses me off.

Definitely up to you but you will be left with more animal hair, stains, smells, and damage to deal with no if ands or buts about it. I would recommend get something like a higher deposit to cover these things that if everything is not damaged you could always return.

You could require a sizeable non refundable deposit that would cover 99% of the damage the dog could realistically pull. Mostly damaged Sheetrock, chewed up baseboards and cabinet doors are what you’re looking at. Most people don’t want to put an extra $1000 into a pet and will drop it at that. If they want to pay the extra at least you have enough to cover damages unless the pet burns the house down somehow.

In the end, I’m not a fan of giving tenants an inch. They never stop asking for more and will lie their asses off to get what they want. A small dog turns into a pit bull or a big drooling dog. And they always try to rig the last months rent to get their deposit back and avoid having to clean the place. You basically have to be an a-hole to them nonstop to keep from getting screwed over.

If i were in your shoes then I’d require the owner to show you proof that the dog has been trained. Tell them if they can get their dog an AKC good citizen k9 certification then you won’t charge them a monthly pet fee. That’s a win win for everyone.

I have a pretty high non refundable pet deposit for extra cleanup fees, monthly pet fees per animal, and the veto power to say no to any pet. If they want to pay all that money, I’ll take it.

Canine good citizen only means they don’t jump on people while leashed, not that they won’t tear the kitchen apart while the tenant is gone

I go $350 non refundable and $25 per month per pet on at least a 2 year lease. I only allow it because they are vet students so I’m hedging the pet risk in my mind.

I have three dogs now and have had as many as five.
Back in my renting days I always had a dog

my dogs definitely impact my house now, and I definitely left some messes when I moved out of rentals. Don’t do it

I’d consider a dog for a pet fee and as long as you’ve got a good history with the tenant.

Hard no on cats. Cat piss is worse than black mold. Almost impossible to fix. You’ll have to rip up your floor, replace everything all the way down to the slab.

FYI, I've seen a lot of questions posted on local facebook groups that go like this-
"Question for the group? How can I get a certificate saying my dog is a service dog? I really want to keep my half breed pitbull, but my apartment says no dogs?"

These people are scumbags who are faking "service" animals to break rules or get out of deposits/pet fees. Be wary of this kind of situation after you turn your tenants down.

Yeah if it's certified the Fair Housing Laws probably kick in.

I had an applicant tell me she has an ESA. I said what is that? Emotional Support Animal.

What kind of animal? Rottweiler....

Agree 100%. Bought a foreclosure couple years ago and you could tell which room was the "cat" room. We tried everything to get rid of the smell. Disgusting..
