So I should keep my 2.5% with 12 years left? I do wonder if we’ll ever see sub 4% again but everyone seems to expect super low mortgages now.

Sub 4% in the next 24 months probably means pretty rough times economically IMO.

Currently in process to refi at 5.25 but hope the rate cuts don’t bite me and have to do another in a year.

Loan 1.6
Term arm 7/6
Rate 5.625 -0.375 for “relationship” which is moving our 401ks

It hurts like a mofo. I thought I would have been in my last house in Baton Rouge with a 2.6 rate for the next 10 to 15 years then move to Texas. The good news is my house sold in June. Now I’m ready to buy and while waiting on the right house to come up for sale the rates have been dropping.

This is the correct take, IMO.

I’m in HYS, CD’s, Gold.

I will buy later on during the trough. Sure timing the market can be a crap shoot; but we all know that a true recession IS coming, which means WAY better stock deals than currently available.

Why pay more ?
