storage would work but this is to hot of a location to do that. rents in our market are depressed do to to many storage facilities already

Might be good size for a kids play center, especially if there aren't many in your community.

Forget that.

Subdivide and sell off/rent off before child amusement park.

I want nothing to do with food or entertainment in a space that big, unless I can put a casino in it.

Man, these trampoline parks are popping up all over Houston, and I just can't figure out where the majority of the expenses are. $20-$30/hour/jumper for revenue during "free play" + birthday parties every weekend.

Initial outlay for equipment would be significant. But where is the running overhead? Assume there is only a snack bar and drinks, not real food.

Employees and labor
General supplies
Rent and utilities
Liability insurance (probably very expensive)
Maybe advertising?

On the weekends, these places are booking 3-4 birthday parties every 2 hours for $300-$500 depending on the number of kids.

Any entertainment venue dealing with kids and parents is a giant pain in the arse, granted. But am I missing some expenses somewhere? Other than self storage, what would have less overhead?

They charge that much because they can. Because they are generally well run, safe, clean, and parent's don't have to deal with having parties at their house.

They are generally big airy boxes... I imagine the electic bill, for all the lights and the a/c, is insane.

During the week, when school is in session, those places either don't open or are very slow. While they can cut down on labor at those times, still need to heat and cool the place.

I'd also imagine there is a fair amount of ongoing maintenance / wear and tear to deal with.

But I still guess the biggest cost is the initial buildout and equipment.

Maybe we're not appreciating taxes/rent enough?

I know people are probably taking this into account, but a facility that big in a major metro has to be crazy expensive.

And as mentioned, it has tons of downtime during school hours.

Depending on location, this could certainly be an issue.

The ones I've seen, such as Sector 6 in Elmwood, tend to be in business parks / warehouse areas. So I would not think the rent/taxes would be that expensive.

very good corner in relation to what? demographics? City? Area? Surrounding businesses?
