First time flip - floor plan question (PIC)

I'm doing my first flip on a relatively small home and I wanted another opinion on if we should keep the hallway. All of the bedrooms are pretty small but I feel like if we get rid of the hallway, we can make the bedrooms larger.
The floor plan would be completely open and the bedrooms larger but I'm not sure if people would prefer there be some separation between living area and bedrooms.
I'd appreciate anyone's thoughts on this!

I bet that hallway is load bearing or at the very least has some rafters braced off of it

Not only that, but I agree with OP's initial thought that any perspective buyers will want some space between bedrooms and living area.

I should have put this in OP but currently there isn't a hallway. This plan puts the home at 1316sqft but it's currently 950sqft. So we were going to put in a beam no matter what.

If you get rid of the hall, how are you going to relocate the back door? Seems like a lot of extra cost just to add a couple of feet into a bedroom. Kitchen, bathrooms, and new paint are what you need to focus on.

You want to add a wall where that red line is in front of the bedrooms?? I'm female -- I would not want the two bedrooms to be seen from the living area.
If there is no wall/hall by the bedrooms, to me it would be just a funky area and not really usable space. Idk --- I'm not good with floor plans.

I was thinking we'd have to move the door. But you are probably right that it's too much just have the rooms a bit bigger.

The rooms are already a decent size, and you're not adding any actual square footage. Spending the money to make this change seems like an obvious no the more I think about it.

11x13 is plenty big for those bedrooms. It would be a nice addition, but not at the expense of the hallway. If my kids rooms were open to the common area of our house, Their doors would always be shut. I think you leave the hallway for sure.

I think I'd rather see you slide the kitchen a little more one way or the other so that you lose a little room in the dining area, but have more space in your living room.
The bedrooms are small, but IMO, they are fine.

Looks like you could make the middle bedroom bigger by bringing it into the hallway.

As my wife has said when looking at properties for sale "some man thought this was a great idea, but no woman will ever buy it." Big mistake made by men flipping houses is not getting a woman involved in the design phase.

I'd also close off the hallway from the front door entrance and put a coat closet in the foyer. I see zero storage in your current design. Another thought is to make the laundry door a pocket door. And, depending on the how the lot lays out, I would consider another exterior door in the room above the kitchen.

^^this. Coat closet by the front door from the boxed-in hallway, and yes to pocket doors. Esp in bedrooms on the small side and bathrooms, they're worth the added expense. You free up some space hogged by doors that are often left open most of the time.

You will lose a sound barrier between the living/kitchen area to the bedrooms if that wall comes out.
Bedrooms are 11x11, although small, considering the overall size of the house that seems proportionate.

If pocket doors aren’t an option, look at small French doors. We just did this in our laundry room and it made a HUGE difference in the amount of useable space.

I did ask for a door out of that room but hadn't even thought about a coat closet in the foyer! Makes perfect sense and shouldn't be too difficult! Thank you!

Rotate washer & Dryer against tub wall, build shelving across to double as pantry. Move kitchen to that back wall so the dining and living are open to each other. The back bed is obviously master, I'd 86 that hall wall and open up the living dining an extra 5 1/2ft.
