I recently moved to Houston, but have a condo in New Orleans (lower garden district) I plan to keep as a rental property.

I won’t be able to do a short term (less than 30 days) rental since I’ll stop claiming homestead exemption once I close on a new home. But I’ve been made aware of sites such as Furnished Finder that do 1-2 month leases; this seems ideal as I can leave the condo furnished, and presumably would balance higher vacancy rate with higher rent.

Any experience using sites like Furnished Finder?

There's also another website for traveling nurses. Lot of people recommend it. It'll be for longer stays and traveling nurses are making bank so you can charge top dollar

Just have a good cleaner who can tell you when shite needs to be replaced

I was with some friends this weekend and she does 30+ day rentals in Midtown. She does so through Airbnb. Sounds like they have a 30+ day option for listings. I didn’t dig too much more Into it so hopefully this is good Info. She’s seemingly had a good experience with it.

Furnished Finder works great. We posted our condo on there and it was gone in a few days to a couple of travel nurses. You can use the site to see what kind of competition is on the market around you. We were able to charge quite a premium for being furnished. Our neighbors in the unit attached to us rent their unit out for 2400 and we were able to get 3200.
