Balance is $250k and would want max LTV which i think is 70% or $350k

If you think you can get me documents quickly, we could do a rate of 3.124% with P&I of $1499.

Also, I can only lend in LA so the property would need to be in LA

Only additional fees that will come at closing are the following

- $1420 origination fee: This is a set fee
- $2500 lawyer closing costs: Vary upon what title company you choose
- $530 government recording fees: Vary upon parish

Things that may be added if needed:
- $500 appraisal

I always go high when I give ppl estimates. Is 99% of the time a lot less, but better to be conservative. The borrower gets the choice of title company and sees the rates before committing

And yes, title/lawyer costs

Typically investment and cash out rates are a little higher. Market views is as “most risky” since it is not your primary property

What is your estimated credit score? And is your house is valued at $350k or is that the remaining value? How much for cash out?

FYI: I can only lend in LA so if you need another state numbers, I’ll get you in touch with my colleague who has similar rates but is licensed nationwide.

I’m in LA.

I have no idea what my credit score is, haven’t checked in years, over 700 for sure.

House is valued at 450-500k. No cash out, just refi. Originally financed 8 years ago at 3.25 on a 30 year. Owe 300k plus about 50k on a Heloc wanna combine all into a 15 yr.

not an investment or cash out situation

For 15 year - 2.25% for P&I monthly payment of $2293

2.5% for P&I monthly payment of $1245. You would need to be quick with your documents to get it closed in 30 days
