Yes - I always recommend people get more than one quote, but don't get them to pull your credit every time. If you know your estimated credit score, the lender can give an estimated rate.

If you need more quotes, let me know and I can pull it for you. Currently closing refinances between 30 - 45 days and purchases less than 30 days

What are the rates and terms of a land loan? Would not be building yet. Just purchasing land with plans to build within next few years.

I have 2.25% fixed / 30 yr with Caliber on a Jumbo over 1M.

With all the credits I am getting, it is costing me 2K out of pocket and that is for my taxes, which I'll get back from my current escrow.

If you are based in Louisiana - here is the scenario I put in and the rates I am getting back

$350,000 purchase price
$280,000 down (LTV is 80%)
FICO: 760
10 year rate - 2.125% P&I payment of $2592
20 year rate - 2.5% P&I payment of $1484
30 year rate- 2.625% P&I payment of $1125

Just locked refi on Tuesday, 586250 is the limit here in Williamson Co and almost to the penny what I owe. Dropping to 2.75% from 3.75% will save $660/mo cost or refi will be $6500, recoup 11 months. 8k year savings.

I’m done telling people we’ll never see rates this low again.

I did a re-fi less than a year ago at 2.75% on a 15 year. Just curious, if I were to re-fi again, is there any cost savings to the title policy this soon after the previous? Or would it cost standard amount? I recall that being the most expensive component of the closing costs.

you should get a re-issue rate which is discounted
