My wife works for GMFS and said she’s still locking 2.875 on 15 and 3.25 on 30 depending on loan amount.

dont wait on the drop that want happen. be lucky banks and lenders are still offering money at this point. mortgage investors are extremly nervous at this point.

Be careful of teaser rates. I am under contract on a new home. Wells Fargo advertised rate was 2.875. Went through the hellish paperwork and they offered 3.25, even though we have excellent (750+) credit.
Went with another lender at the same 3.25 just because WF pissed us off.

I just got 3.5% on a 30y cashout refinance, which will allow me to pay off higher interest rate debt and extend my average debt maturity significantly. I probably left a few basis points on the table, but the deal has an NPV of about $30k to me, so I'm happy.

Come on hawkeye...just 3 weeks ago (April 1st) you advised people to hold out because rates were going to go lower in the coming weeks.

So I'm being told wrong by the chosen lender? Married and both our credit scores are above 775 and TLV IS below 50% based on the last appraisal.

they did go lower. right now the 30yr is 3.25% the all time low is 3% . On april 1st the 30yr was 3.625%.

I am interested in 15 year fixed and want it under 2.75 if I can get it.
