But his home is amazing and has an awesome price. I just don't think you understand his point of view.
Seriously, who in the hell wants to look at the house without giving 24 hour notice?

Most people don't buy a car on first look.
Likelyhood of someone doing that with a house is small.
I'm not saying it never happens but if someone is that anal about seeing now instead if the very next day..... Meh,, good chance there's more where that came from.
Fwiw I'd never a 24 hour rule keep me from potentially buying a house I might want. That's all I'm saying.
Plus the fact if house was a wreck IMO that has more of a negative appeal.
As someone who works in sales I have to laugh at your mindset. You have to think about selling your home in a salesmans mindset. You are trying to sell your product(your home) against all of the other competitors products(homes in the same comp range as yours). So in order to do that you need to make your home available to any potential customer that comes around. Ive made many sales because I showed up the same day the customer made an inquiry. It doesnt matter if I was a few hours away because there are ALOT of people who are impulse buyers.
As far as you needing the house to be clean why dont you clean the house every night once the kids are asleep so its ready to be shown any time during the day? Seems pretty simple to do. When we bought our house we looked at houses for 3 straight weeks mon-sat and once we saw this one we put an offer in that night.
You cant look at this through the eyes of a seller. You have to approach it as what would a potential buyer want.

Why does it take 24 hours to sweep, wipe counters and pick up a few toys?

TIGRLEE...count how many in this thread agree and how many disagree with you. Go with the higher number...it should paint a clear picture.

I'm not really looking for people to agree with me.
It's 24 hours.
Jesus h Christ, it's not asking too much.

Obviously not. Do what you want, it's your house. But the majority of people agree that you aren't doing what is necessary to sell your home quickly, as you wish to do. There is some pretty sound advice in this thread though IYAM.

Funny thread! Sorry, but you're clearly missing the big picture.
I've purchased two homes. The first time, we spent a couple of weeks looking at a home here or a home there. Then we spent a Saturday and saw about 15. There was one we liked and we saw it again the next day to make sure before we made an offer.
The second time was when we moved to a new city. We had a weekend to look and gave our realtor some ideas of where we want to live. When we finally met face to face, he asked why we weren't interested in a particular suburb. We told him we thought it was too expensive, but he assured us it wasn't. It was also very close to my new office. So we went to his office and mapped out a new plan to look at that suburb.
That weekend a huge ice storm hit the area. We probably saw 15 houses and had another 10 that didn't want to be bothered. Those were 10 houses that we specifically picked out to look at and had interest in. They were also 10 that didn't come off the market that weekend. We spent that Saturday looking at our list and narrowed it down to 2. On Sunday we only viewed those 2 again and made our choice. The house we bought had been on the market a few months (before the bust)...good for them they made the time.
It's not that a 24 Hour notice wouldn't be nice...but I think you are vastly underestimating how many potential buyers you are losing. It shouldn't be that hard to put away toys and dishes in the evening and make the beds in the morning. The house doesn't have to be perfect.
I'm about to put our current house on the market and move back to New Orleans. I'm not looking forward to keeping everything clean and show-ready, but I'll do it so I can move this house quickly. If someone wants to see the house at 8pm, I'll jump in my car and go read a book in a nearby parking lot.

You also sound insufferable to work with.
That is proper usage of the term. Why wouldn't someone want to maximize qualified opps to sell a high priced asset?

Have you gotten any feed back from the showings you did have? Or if you had a brokers tour?
