While I understand your situation you need to suck it up and have the house in a state where a potential buyer can come in and view the house. There's always another house they can look at today if yours isn't available.

I'm building a new house and have everything already taken care of to start construction outside of selling current house.
So actually that's not even close to being spot on.

In Lafayette the average days on market before going pending is 105 days so you have a long way to go. The market is hot right now so price it right, allow people to show it and your home will sell. End of story.

I hate realtors, but, in this case, you're a pain in the arse.

why exactly am I pain in the arse?
If I'm looking at buying a house it's a process... 24 hours is hardly going to make a difference on a decision to buy or not.
I can wait a day... Geees
My realtor wasn't wanting to show, another realtor was.

The last house we sold, the buyer came and saw it at 10:30AM. We had their offer at 3PM.
A lot can happen in 24 hours.

If someone wants to potentially give you several hundred thousand of their hard earned dollars and a 24 time allowance isn't feasible, you accommodate within reason IMO.
You certainly don't even consider firing someone for engaging this scenario over and over again.
Combining these two situations makes you look like an arse.

Some people aren't like you. Perhaps the "right buyer" wanted to see it that day and would of put an offer on the table. You have to be a little more flexible as others have said.

FWIW, the house I'm in now, we looked at it around 6pm. Had a verbal offer in about 10pm that night.

Likelyhood of someone doing that with a house is small.

Fwiw I'd never a 24 hour rule keep me from potentially buying a house I might want. That's all I'm saying.

When we moved to Denver my wife had to show our house in Houston by herself, with 2 toddlers and 2 big dogs. I was living in a hotel up here and she made it work.
When we moved up here we found a house in a week, if we rode past a house and they couldn't show it that day it got scratched from the list. We weren't waiting around for someone to be ready.
Average days on market in Denver now is 5.2. Its cray cray up here.

The other agent is meeting with clients, putting them in his car and taking them to look at houses. You have to ask yourself if you want your house to be one of the ones they look at.
Selling a house can be a pain, but like anything else, if you want the end result, you go through the process.

What is so hard about tidying up the house before you all leave every day? We had a house on the market with a (at the time) 15 month old and then (at the time) 3 and 5 yr old. Sure, it's a pain, but that's life.
Your realtor thinks you are a pain in the arse. Fact. People out making appointments are doing so because they want to buy, and they are looking at several houses THAT DAY. They aren't taking off work tomorrow to see your home, especially if you won't let them in when it is convenient for them. Have you ever been to a car dealership and been told, "Ah, I see you like the Mustang. You can schedule a test drive for tomorrow." No, you haven't, but that's what you are telling every single person interested in your home. Why have your house on the market if you aren't trying to actually sell it?

Last three houses I sold agent called from property to say an offer was coming. We've sold hundreds of houses from Initial viewing. Right house + right price + right location + hot market = offer.
Or maybe everyone else in this thread is completely out of whack and you're reasonable. After all, nobody buys a house on first look but you don't want to hear from agent again unless he has an offer right? Sounds logical to me
