If you want to sell your house, you have to go the extra mile and be flexible.

When I had young children and has a house on the market, I spent a couple of weeks boxing up stuff and hired a rental shed. Took the house down to a minimalist presentation and just a few toys for kid.

I hired a cleaning lady for to help me keep it clean. Sold it in 2 weeks at a time when interest rates were 10%.

Yeah, what I meant is their FSBO section. I was waiting on a realtor to call me back when i decided to list mine for lease. I was worried about all the legals of course because it is a nice 2nd home. Put it a little high to be safe and got full price and 3 yrs (was listed at 1 yr min)...so some lady wants to pay $66k towards my retirement..win/win

Think about it, leasing may work for you. I turned away a US attorney, so the nicer clientele are there as well

30+ people should have seen it in the first 2.5 weeks

is your realtor doing any phone prospecting on your behalf? or open houses?

how did you decide on hiring this particular agent?

Your listing should be syndicated on about 50 sites. Does your agent not know how to do this?

You sound absolutely ridiculous. Guys has a showing about every other day but after a whole two weeks you don't have a contract? And you want a days notice in a hot market for a showing? So that buyers agents client can move on something else? Hope if you fire the guy you get an offer from one of his showings and he has to do no more marketing and you still owe his commission from initial listing.

an open house alone should bring 25+ ... of which 6-7 ought to be serious buyers

No, I'm in Franklin, but I've had this client before. And he is the worst kind of client, because nothing is good enough. He thinks his house has magic sheetrock and the first person who comes in should pay 10k over list, and they'll come see it when it works for him.

Funny part is when 50/50 when you suggest we go separate ways they change tune immediately. If not its one less a-hole in your life, or refer them to another agent and take split commission

I think this is the important point. Ultimately it's the homeowner ho is selling, so if you want people to buy you have to go out of your way a bit.

People are going to want to do same-day showings. I really don't get why the OP would be angry about the realtor asking about it. There might be a situation when the house is in show able condition and you're not there. Why not tell him yes in that situation?

What market? What schools? What price vs comps? What condition? Avg DOM for area?

Only thing I have is OP says he wishes he left it on FSBO, which tells me he was getting shite traffic before realtor/no offer, and now has traffic and is pissed about when and where it comes from

well, I was thinking of my market or similar, which is a major metro area.

If you only get 6-7 looks in the first 2-3, you did NOTHING over than throw up a crappy MLs ad. But other smaller markets .. I can't speak to that

None. My realtor brought me into business with her daughter, she is retiring next year and we are taking over her 35+ year, 3rd generation client book of business. That coupled with connections I've made in 10 years in Middle TN is honestly as busy as I want to be. I was very fortunate but my realtor knew I would be natural fit to RE. I love what I do.

In your market that may very well be, but based off info from OP my instinct tells me that is almost too much to handle from his FSBO days. Also tells me he really doesn't want to sell.

I'll double down and bet the wife is the one pushing to sell because she wants out and he figured he could throw it up on FSBO and hope it sat forever, which sounds like it was, and then this a-hole realtor with marketing and connections came along and started showing the house every other day, much to his disappointment.

See it all the time

I just want the 24 hrs to make sure house is show able.
As I said I have two Tasmanian devils otherwise known as a 4 yr old and 2 yr old.

I'm not overly concerned about it, right buyer will come along.
