What type of protections, and or gotchas will a realtor be able to provide a seller. I have never really understood this.

That's like asking the colonel for secret recipe

I have had a handful of clients over the years share their stories. It takes getting burned once with no recourse for some to see the value.

Not related but I just bought a house in Houston and I for the most part, have a very strong dislike realestate agents...Slimy dishonest pricks.

I'm not saying all are like this maybe I had a bad experience.

I guess that is where realtors get a bad rap. "You have to trust me because only I know how bad it can be"

I wouldn't say only I know, as I'm sure many others know. I simply have the experience to identify potential pitfalls. And any independent contractor you hire you have to trust, otherwise don't hire them. Do not see how this gives one a bad rap.

In reality they do not offer anything on the transaction side that a quick 2hr internet session couldnt make up for.

Couldn't disagree more, like any industry, experience is the best thing anyone can offer.

It is sad though because there is value in knowing the bad/undesirable parts of a city are. <-- and thats where the value is.

That's called steering. It is illegal. Just saved you 10 minutes off that 2 hour internet course.

I understand how going FSBO works for some people. If you have bought and sold many houses before and have connections with good people in the industry you should be fine. The problem is most people have jobs that have nothing to do with real estate and they have no idea what to do.
Multiple times this year I helped FSBO's sell their home and net more money than going FSBO. I helped one individual make $26,000 more than going FSBO bc he had no idea what his home was worth.
It's hard to make one blanket statement over the FSBO vs Realtor decision. I truly believe it comes down to each situation and what fits the seller's needs the best.
Most people think all Realtors are the same. In Acadiana there are about 1,100 Realtors and 900 of them are part-time. Chances are you will not have a good experience with a part-time agent, hence the bad reputation for Realtors. If you are in the market, hire a top agent, someone selling at least 40 homes a year and you will get your money's worth.

When I wanted to sell my last house I went with a realtor for 6 months with no luck. I switched to sale by owner and reduced the price by the amount the realtor was gonna charge me. It sold the next day.

Says the guy trying to part the homeowner from his money. Selling a house FSBO is not difficult it is just inconvenient and/or scary to 99% of people.

I've had agents tell me they won't show a FSBO house, even if its perfect for their customer. Its completely absurd to get paid solely based on the price of the house.

That is why we have FSBO, the realtors are priced themselves out of business. Where I am, there seem to be less real estate agencies every year, the link is from the Boston area, but there are similar articles from all over the country.

Never made a cold call. My entire business is referral. I'll let you figure out why your first sentence is dumb, think about it until your shift ends.

Pretty much any industry that provides a service could be in this category. I'm sure many could fix a leak, get in shape, or plan their retirement. But we still have plumbers, personal trainers, and financial planners.

Someone is a little butt hurt, but to drag the plumbing trade through the mud and slip them together with realtors is outrageous!

I didn't see any one mention race. "Undesirable" does not = race.

Or is there something else I missed?

Takes about 7 years to become a journeyman plumber, maybe 7 weeks to be a realtor!

I've sold two houses with realtors and neither was looking to set the market on the higher end price for the home. They want to price it in the middle so it sells quickly.

The book "Freakinomics " has a entire chapter on way realtors do not often get the highest price for your property.

So just because you work on referral means you aren't trying to turn and burn houses as quickly as possible to get your commission check? I am sure you will come back and say that you work hard to get the most money you can for your clients but that would be disingenuous. The truth is you don't get paid until the house sells and your interests are not in line with the homeowner. You're personal attack wreaks of butthurt because you know your profession is not needed.

Realtors, Politicians and Journalists are the scum of the earth to me.

I have had two issues in my life that have been serious enough to warrant discussing litigation, leading to sleepless nights, etc. Both centered around a damn realtor.

Bought my last house FSBO. Ridiculously easy. I saved money, he saved money. We were both happy.
