ETA: I think 150k would also qualify you for the admiral shares VTSAX. It’s been awhile so I forget the switchover total.

I have another IRA but most of my money in the stock market already is in my Roth.
I max out my TSP as well (a second Roth) that I have through my work as well as my wife’s. Admittedly I am a bit ignorant on 401k/IRAs outside of a Roth. If I’m maxing out 3 Roths already I guess I should be looking more at real estate options or something else.

A condo next to LSU in Baton Rouge and a duplex in NOLA. I rent out one side and live in the other.

I’d put 100k in Johnson and Johnson stock Then just use the other 50k and go on a trip, maybe spending 5k, fix up where I live some, and put rest back in savings.
ETA: Emergency is covered but I’d say frick it and throw at least 25k in savings to boost it up more

I would put a down payment on another rental and place remaimder in below allocation. It comes out to 60% large cap domestic, 20% international, 10% small-cap and 10% mid-cap.
40% SPY
20% QQQ
20% VXUS
10% MDY
10% VB
40% SPY

10% VB

You already have enough real estate exposure with two rentals presumably in the same city. At your age, you might as well Dollar Cost Average into a SCHB or VTI type fund.

It depends what you want. But if anybody tries to tell you you have enough exposure already with ONLY two rentals they haven’t invested in RE AND DONT KNOW wtf they’re talking about. Again. It’s up to you. But if you want serious Cashflow you keep building up your rentals. Mine give me the best returns of any cash flowing asset. Way better than dividend paying stocks or funds. Now I like both. Don’t get me wrong. Again it’s up to you. Buy a couple more rentals. Invest rest somewhere else. You CAN do both. Just make sure you’re cash flowing with good returns on the RE.

Unlike you I do have debt. I would probably dump in my mortgage and then reammortize
