Yard grading / drainage help

I am moving into this house in a few weeks, yard sits just as pic shows with partial sod.



The house you can see next door sits much higher and there is a steep slope off of it all the way down their backyard fence line.

The water all drains heavily following the arrows and just sits.

The circled area next to the house and porch are low as hell and water is just standing there, pooling on to porch. Planning on getting gutters installed to help with that, but it still probably needs to be raised and graded downwards away from foundation.

Would a trench need to be cut towards gate to let pooling water flow out, or a catch basin installed or something?

is there a catch basin at the street?
if so you could put a yard drain in at the low and tie it in the the catch basin at the street

Unfortunately not. There are no curbs/catch basins on street.

so the roof water just runs out into the street?
is there a ditch?

if so just discharge the yard drain into the ditch.
unfortunately that low spot isn’t going to solve itself, you’ll need to discharge it to a spot at lower elevation. There are other solutions such as French drains and such but they are a maintenance problem

watch the water when it rains it will show you what to do

If you can’t move the water off property a dry well and rock bed in that area might be an option.

No ditch at the street, just street, front yard house? Is the street lower than the front of your yard? What about the very back of your lot - you think it’s lower then the low point you circled? Is there another neighbor’s yard behind you? There are ways to drain the water in the area you circled but it has to go somewhere.

Get out of the sale. Gravity will not change.

Otherwise, chainwall with a fence on top along the property line. Assuming the subject property can be then graded to drain properly.

Street is in a "V", where it goes from there I dont have a clue

Just solid grass between street and sidewalk.

The developer should have run a swale along the property line to the street.
Perhaps that can still be done

At absolute minimum you should be telling the contractor to fix it before closing (I’m assuming it’s a new build).

Builder/developer is out and shagged arse out of state. Im buying this from the bank at a hell of a deal, but I am definitely going to ask for some type of allowance or something to get this taken care of.

Not sure some drainage issues in my yard would make me say frick it and cancel the sale.

Damn that’s close to your neighbor. I moved out of a new house into an older fixer upper a few years ago so I could have a yard and be more than 10 feet from my neighbors. So glad I did.

It will definitely be an adjustment as I am coming from a larger house on a 1/2 acre lot, but this is the best move financially for myself and my family. We will finally be able to "live".

Update: Ive got a guy coming to shoot grade tomorrow and also getting a gutter estimate tomorrow. I will be adding both quotes into my inspection response to see what they are willing to help with.

Thank you all for the responses. Its definitely not a deal killer but will be taken care of immediately regardless.

Sounds like you’ve never had a place with drainage issues.

exactly.
i messed up the drainage at an isolated spot when i regraded my driveway, unfortunately during that wet winter. the mess it made was hard to believe

i wound up having to bore under my driveway for a new drain and discharge pipe
