I know Mr Allen Samson recently finished a house around St Francisville and currently building one around Woodville. I should get my Cost Estimate back from him today or tomorrow.

Short Answer, $135 per foot living is what we have based everything on.
Originally he quoted $128 to $135 Per Foot Living. That was 2 months ago. 128 range was for more of a basic home with economically friendly materials, finishes, features, etc.
So we based everything off of the $135. Dropped off final prints last week for him to send out for bids. He showed us a house he is currently building that is similar to ours as far as materials, finishes, features. 2300Sq Ft for $313,000. That comes out to $136, so he was pretty close.
Was kind of skeptical at first because his quote was much lower than any other contractor we had talked to but after talking with him, he does all the floors, cabinets and showers himself. He also does small shite that saves cost here and there. He buys and hangs all the can lights himself. Said elec contractor would charge $45-$50 to purchase and hang them. When he does them the cost is like $12-$15 a each and the electrical contractor just pulls the wire and make the terminations. Thats a good chunk when you have 50-60 can lights.
The architects are people Ive knows for a long time and they are very reputable. They told me I couldnt go wrong with Mr Al.
Side Note, Architects told me a house like we are having built (south side of Juban Rd not far from Hwy16) should pull comps in the +$200 per foot range. I got a good price on the land and hoping it will reappraise a little higher, but if all goes right I should finish up the house with $150k+ in equity.

No, the land was cleared and my mom and brother have a dirt company. I brought in 2400 yards of dirt for $11,000 that I paid out of pocket. They sent me an invoice for the actual cost to turn into the bank to add to the construction cost, it was $34,000. So they saved me a huge chunk.
And yea I thought that price sounded too good too but I have vetted this guy with roughly 7 people between contractors and customers and they tell me he is honest and good quality. When I asked Me Al why he was so much cheaper he showed me Lumber cost have dropped off pretty good and said some builders are still charging the higher rates that they were when lumber was high. I’ll let y’all know if I get frick in 7-8 months.
I’m also going to install my own A/C’s under my uncles mechanical license. That looked like roughly $15,000 savings in markups and labor.

He built a house for us several years ago and did a great job . He was really hands on and kept us informed of what was going on . He used to build his own cabinets and do his own trim work. He was a flooring guy but not sure if he still does that.

Josh is great. He doesn't use cheap or shitty subs so don't waste your time if you are only interested in the lowest bid.

Get a builder that will include site/prep work, modad installation, and numbers based off total square ft, not just living area.
Then compare.
Then compare.
