"Fun" Items To Splurge On When Building
Posted on 8/30/24 at 3:32 pm

We're getting to the framing portion of our build. We were able to come in under budget on grading and foundation work and are looking at things we could maybe splurge on. We're pretty set on the usual items like energy efficiency and upgraded items from the typical builder grade levels. We're looking for other ideas that people have done and have found beneficial/enjoyable.
One item are the panoramic doors for the patio area (I don't think we're going this route but just an example of what I'm talking about). What about smart home features like the Echo? Or any other things that you've done or seen?

A set up to wash the dog if you have one.
Anything outdoor kitchen (rough-in hot water/drain at least). Also, think about maybe having a drain in the slab for when you wash it down. My first out door kitchen was L shaped and the slope of the concrete had the water pool up in the L. It should have had a drain there.
If you have an out door storage area, insulate it and have a window for a window unit, or go ahead and air condition it. This is for a future gym or hobby space.
Rough-in for whole home generator (slab, electrical, gas), or do the poor-mans generator setup. [nvm, I see you are in Georgia]
My pantry is so big, I have enough space for a chest freezer and a 2nd refrigerator. I wish I had run a water line in there and some more electrical outlets.
LED lighting outside to sport the colors of the holiday/sports team.
Gutters, screened in porch, landscaping, fence.
More concrete. It is nice having a sidewalk around the back of my house and a place to put the trash cans + more parking.
Put outlets in the corner/ceiling of your patio for oscillating fans.

Or make it bigger. It’s never big enough

yes, or for sonos speakers or to power outdoor cameras.
a million reasons to have more outlets than less.
dog wash is a really good one if you have animals.
ethernet the frick out of your house. put a wallplate in every single room.
spigot behind the coffee bar
power/Ethernet on any wall you may want to put a tv on later.
go ahead & epoxy the garage floor. most people dont give a shite about their garages but a nice garage is a great place to kill time.
cubbyhole (w/ power) for your robot mop/vac. nothing worse than tripping over a robot vac someone stuck in the middle of their living room.

Central vacuum system is nice (and less noisy)
Put a switch on those outlets in the soffits for the Christmas lights
Run your ethernet for security cams. Redundant wires are even better.
Make sure your interior doors are wide if you're over 50
Enjoy the process

Attic lift.
Pool or hot tub.
Gazebo
Shower upgrades.
Heated bathroom floor.
Upgrade fans.
Multiple outdoor electric(not just one branch for all)
Ethernet for cameras if wanted and at least one wireless access point per 1200 sq ft plus near outdoor areas.
Aux building(s) w/ elec. shed, greenhouse, whatever
Dog door
Wider gates or doors.
Upgraded gates that won’t sag
Door handles instead of knobs.
Power for outdoor tv and switched power for cafe lighting.

All good suggestions.
Mine, deck the shite out of your attic and insulate the hell out of everything.

For things you can realistically change at this point in the build if it’s not already factored in, while not necessarily falling under the “fun” umbrella.
Concrete, when it’s time to pour the driveway/patios, do it all now, it won’t be cheaper later. Put down multiple pvc pipes under crossings for future electrical (like landscape lighting) or irrigation.
Covered spaces for entertainment
Gas line run for outdoor kitchen.
Cooling for covered entertainment area, whether it’s just a fan or a big portacool fan
Heating for entertainment area (fire pit, heaters)
Gutters
Landscaping
At a minimum prewire for a generator/transfer switch if not already planned
Security cameras
Fence

Make a little place for a home bar. We found some reclaimed wood for siding the walls of the bar and a slab of sinker cypress for the bar top. We kept it rustic looking but added led back lights. When it came time to sell everyone loved this part the most. We actually had one guy come back and ask us for who we had build it out.

Some things have been covered but I’ll add my extras I’m glad we did:
1. Hot water hose by boat
2. All gutters connected to subsurface drains that run to street and discharge thru curb
3. Soffit and lower outlets for Christmas lights controlled by a switch in foyer .
4. shite ton of concrete
5. Insulated shop with AC
6. Cat 5 cable to all TVs and cameras
7. Dedicated outlet to garage for fridges/golf cart
8. Big arse pantry with outlets. We keep coffee pot, microwave, toaster oven in there to avoid cluttered counters
9. Tile to ceiling in all showers.
10. Outlets behind toilets for bidets
11. 8’ interior doors and all solid core
12. Can lights in bedrooms on dimmer. Avoid light kits on fans. They put off less light than cans and, to me, it’s a cleaner look to have can lights and no light kit.
13. Soffit can lights I changed to ones I can change colors of for diff seasons.
Hope this helps

If I ever build again I will absolutely go all the hell out on the outdoor space.
When we entertain it's outside, when we relax it's outside, I would have a kick arse outdoor kitchen, lounge area with TV, pool, hot tub, outdoor shower, etc
It extends your home and gives you an entertainment space.

It's been mentioned before, but if you have natural gas get a drop for a crawfish burner and then put a hot water drop by it.
Then get a natural gas burner. They take longer, but you can negate some of that time by starting with hot water.

Make sure you're not going cheap on plumbing fixtures. Spend now for good stuff.
When we built, security cams weren't a thing but wish I had wired the eaves. I did run cat 5into bedrooms and am glad I did.
Two sinks in kitchen if possible.
Our second has foot pedal controls as well.

A built-in aquarium frame and maintenance area behind it.
A kegerator with a tap built into the countertop.
Drainage and irrigation for your yard.

I really wish my 50 year old house had a modern utilities room that included electrical junction box, digital cable, water heater, water main input, HVAC etc. The laundry room could be included or very close. Traditional house location of utilities fails to anticipate upgrades.

I forgot about my media closet! Love having all my network stuff in one place with a return air in there it stays cool enough.
Yes the outdoor shower is a must if you have a bigger property. I find myself using it more than my inside shower.
