There’s a video out there of a Tamko titan rep trying to show how strong they are and it failed miserably

Have you talked with a roofer yet? What shingle manufacturers/shingles are they suggesting?

My neighbor is a roofer. He replaced his roof last week using IKO Nordic Performance Singles. I don't know a damn thing about shingles. But that's what a roofer used on his own house.

That's a class four impact resistant shingle. IKO used to have some turd shingles but they started using some of the technology Marlarkey has been using for a while in their shingles, a modified polymer and they are a much better shingle now than they used to be.

Definitely did, but means it will pay for itself within about 4 years with what my out of pocket cost was. And that was with the LA fortified roof grant thankfully.

I went from metal to shingle so my whole roof had to be decked since I didn't have any under the metal. But yes, I believe it has to do with the decking thickness, a certain amount of nails in each sheet, a certain amount of nails in each shingle, a certain type of nail, and then of course the weather proof decking underneath it all. All in all I think I came in at $22k so $12k out of pocket. Wasn't thrilled getting rid of the metal but it was getting older and the added protection of the decking and waterproof barrier was worth the peace of mind.

Definitely a different situation but I didn't realize companies were charging so much for fortification. I negotiated a $1k cash deal so I didn't think it was that much more normally

every home is different but…a metal roof is watertight from the get go if installed properly. I just replaced my metal roof with another after 40 something years

Depends on the roof side but someone got screwed at that price. Have you gotten your certificate yet?
The box of nails for the redecking is about $100. The inspectors range between $600-1k. That’s still not including the method/material for sealing the deck and the extra labor cost

I agree 100% with this statement. I live south of I-10 in Alabama. An insurance company will look for every way possible to screw you over on a roof. My house was built to the Alabama Fortified standards. It cuts my homeowners insurance significantly down. I guess it’s built to something similar to the Florida hurricane standards. My mom had a $33,000 mansard roof put on after Hurricane Sally. The roof would not pass inspection after it was 3 years old. It cost more to sue than to replace, the state of Alabama doesn’t protect its residents good, so it’s best to buy the highest quality indestructible roof you can afford and get someone with an impeccable history of excellence to install the thing.
