re: Fortified roof requirements

I'm with USAA and mine went from 6k a year to 3k after the roof with the wind mitigation form. To my knowledge it's so many nails per sheet of plywood which has a minimum thickness requirement, so many nails per shingle and the ice/water barrier that sticks to the plywood to prevent and water intrusion.
We did ours last year around May and did the ice/water barrier. The installer did mention some in other states are opting to put something down between the barrier and plywood to make removal easier for removal but that was after he started our install. It was sold to us as you could lose every shingle one the house and you'd still have no water penetration. We went from a metal roof with just runners underneath to a fully plywood decked roof with the barrier. Selling point was insurance went down about $3k a year, so will pay for my out of pocket cost in 4 years after the $10k grant. This was in Slidell and at the time I was getting quotes I don't recall getting any other options besides the barrier.

Boudin by Jamison. Check him out on Facebook and if you're near the New Orleans area grab some! He won people's choice a couple years in a row at the boudin fest out in Scott.
USMC
2004-2008
2 OIF tours
Did get stationed in San Diego so wasn't all bad
Look at your policy and see the full risk premium dollar amount. That's where it's headed with the NFIP being phased out

Used theirs several years ago and really like it, but it has gotten a little pricey. Think when I first used it it was like $10-$12 a bag and now they're $23
The key is knowing how much water is in your pot. Your typical seasoning blends are meant for 5-6 gallons of water per container of seasoning. People typically blindly add water to their pot not knowing how much water they're putting in. Fill a 5 gallon bucket and dump in pot, note how many holes up on your basket that is for future reference. If you tend to do more fill it again and notate where that 10 gallon mark is, then adjust your seasoning based on how much water you have in the pot. This is why people tend to say their 2nd batch comes out better because you're usually under-seasoning the 1st batch based on the amount of water you have in the pot.

Just closed this week on a VA IRRL refi at 4.99%. No cashout though.

USAA isa good option for homeowners but yeah their car insurance is always sky high down here. Have been through 2 teenage drivers so far and about to go through our 3rd. Progressive has always bad best price in previous 2 runs.
Sauteed with some shrimp for quick easy dish
I was just offered a 4.99% refi rate through VA IRRL program. Currently at 5.5. BIL purchasing a home end of month and has 5.8 locked in. Idk why such a huge gap
We lost our Brittany spaniel unexpectedly a few years back. The scream and cry my youngest daughter let out was enough to break any man. Will never forget it! They become more like family and less like pets. Prayers for you and the family!
Think that is Indian Hills or something like that lol

I finish mine in the oven all the time. 350 for 20 minutes after getting it started on the stove with a good boil and rice starting to plump up. Pull out, stir/fluff, then put it back in for another 10-15 minutes depending on how much liquid I had left on the initial stir. Just did a pastalaya the same way Friday.
We moved to Slidell a couple years ago. A house with a fortified roof will save a 40-50% on insurance premiums; theres a grant program for residents that'll give you 10k towards one. We did ours back in May and was almost 50% savings down to just over 3k. We live in Indian Village which has some houses on the west pearl. Great area and neighborhood, but its def different than where you're coming from. Eden Isles a good choice but there are some others, but you'll always have the threat of hurricanes no matter where you choose.
Had a 19 Limited with the hemi and loved it, only minor issues. Traded it in on a 22 Limited with the eco diesel and also love it. Mileage is great and the 3rd gen ecodiesel is much more reliable than the previous gens

I would definitely look into fortified roof if you're doing it.

Looked at houses on the lake in Slidell last weekend but I kinda don’t want a 30 minute commute.

Moved from Chalmette going on 3 years ago after growing up there and moving back there after my time in the USMC 04-08. Moved to Slidell in the Indian Village neighborhood and wished we would have done it sooner. Primarily moved due to the school system, and getting in Northshore high specifically, but if kids and school aren't a concern I'd still look at Slidell.

Old Arabi bar is a good scene but outside of that bars in Chalmette live up to the Chalmette reputation. Slidell has so much more to do, old town is a great spot for night life. It is a 30 minute drive but rarely will you see traffic except in a rare accident, so that 30 minutes is like clockwork.

Slidell pretty much North Chalmette these days with all the transplants like myself but we love it. We live on 2.5 acres outside city limits close to the west pearl, so far cry from having neighbors right on top of us like Chalmette.

Good luck in your search!
