So what do you predict is the outcome of The Bluffs at Thompson Creek?

It's a challenging and gorgeous Arnold Palmer-designed course that's as close to Baton Rouge as you can get and still offer some elevation changes, but the metro area seems to be growing in the other direction entirely.
Supposedly it needs a couple of million in updates and maintenance.

What I hope - someone with multiple millions buys it and wants to make it great again.
What I think - it will change ownership and be run with a low budget causing it to go more downhill.

Maybe once property values start to drop back there homeowners will realize they need to participate and a deal can be reached

Homeowners should not be in the golf course business.
Golf course owners should be in the golf course business.
The answer is not, and never will be, the homeowners. It's beyond stupid to think otherwise.
There's really only a small handful of outcomes for that place:
1) Deep pockets get involved and operate what could be a great golf course at a financial loss year after year.
2) Regular pockets get involved, try to get the course on the cheap, and operate a mediocre facility that barely breaks even at best.
3) It goes the way of the do-do.

I’ve heard through reliable sources that a bid has been placed by some Louisiana baws with deep pockets.

Any idea what these deep pockets will do with it?

Someone needs to relay this idea to James Davison, the owner of Squire Creek. I'm sure he's at least considered it, however.

Nah
I would better that course / club hemorrhages money

Needs to be a resort club. Redo the lodges for bigger events. It has everything else.

What caused the initial slide? I'm 33, so I'm a little young o have been paying attention. But I feel like someone told me it was the multi million dollar clubhouse that forced them into bankruptcy the first time. Am I off?
Also, it could go with the sweetens cove model don't buy the lodge, clubhouse, second clubhouse or pool. Just buy the golf course and run it on a good maintenance plan, but not a $120 a round maintenance pan. You don't need it to be country club nice. It just needs to be playable.

Place has to pull people from Baton Rouge to be successful. With Beaver Creek in great shape, The Bluffs will absolutely need to be better than just playable to survive.

BC is a bland layout compared on The Bluffs. If the conditioning is close, people will pass up BC for The Bluffs

To your own point, the conditions will have to be better than just playable to be close to BC

Beaver Creek and its tax based funding was the final nail in the coffin for The Bluffs.

I'm thinking the bluffs might have one more shot at being a club if some rich guy comes in. It will be open for a year or two and then shut down again an be allowed to grow back into a natural area.

BREC and LSU and the fact they didn't have to be ran like a normal business was the nail in the coffin for EBR Region public golf. It made golf uninvestable as a business. Private investors cannot compete with BREC and LSU.

You are talking to golfers in a market who yearn for LSU to be in good shape. Who argue over who is more primo LSU or Webb. BR golfers are not driving to the Bluffs even if it is better than Beaver and it has been better than Beaver many times over the years and still lost tons of money.
The Bluffs can only make it, if some rich guy like the owner of Squire Creek, makes it their pet project.

That’s not happening there. It’s already been tried by multiple rich guys (Tanner, Dodson, etc). People didn’t ‘get rich’ by making bad investments, and The Bluffs is a bad investment.
I think it’s only saving grace woukd be as a corporate retreat/conference center ran by the parish or a stay/play resort type area. Only way either of those is viable though is to add another amenity to make it more attractive.

Idk. I spent a few years when I first started playing golf refusing to drive to BC bc if I'm driving that far for golf, I'd just drive to The Bluffs.
