China does not export timber. Maybe they will start selling our timber back to us a a huge profit. Would not surprise me one bit.

lol it isn't because storms - construction activity has been insane and because of Amazon and online shopping, distribution in general - shipping costs are skyrocketing.

I’ve got quite a bit of hardwood acreage not far from you if you’re still in Asheville and Sunrise Sawmill is practically begging me to cut.

Let it grow. It will be worth *alot* more for every year you let it grow. I'm jealous lol.

As an aside, I like building furniture and good wood is getting harder to find every year. If you have good hardwood you are sitting on a goldmine some time down the road. White oak and walnut ate going to be harder to find in the future. WO is currently like $4-5 a BF for flat sawn and walnut is like $7-ish per BF. In 10 years it is going to be twice that.

The guys that grow the pine that feeds the mills are getting all-time low rates for their timber. The mills are the only guys making money right now.

Have you checked out PVC prices lately?

Texans don't winterize their pools.

Edit: My contractor neighbor told me that the 2 x 4s he saw a Lowe's yesterday came from Sweden. Almost $8 ea.

We had a 48k lumber package bid in December. This week it’s 59k. Minor tweaks to the plan just a 20% increase in 3 months

Note: Sunrise doesn't do any drying: They do not have a kiln. You will definitely not get a premium for good hardwoods from them. Talk to Robert Curran @ Sun-dried Lumber LINK(cool but crazy dude) or Beetree Hardwoods (they have a kiln).

I love Sunrise but they do not have the capabilities for you to get a premium for hardwoods.

Good. In 10 years your trees will be MUCH bigger and the price per BF are going to be MUCH higher. Good for you. Cheers.

I’ve not really explored any options because I know prices are so low. Occasionally I’ll let a contractor buddy cut a tree or two for a build, but that’s it.

I think that’s how Sunrise found out I have trees now that I think about it

All of the sawmills are more than happy to take your 14" oak trees for .25 a BF. Wait 10 years and your BF will go up 50% and the price will be up similarly. There is no reason to let your asset go right now.

This is a *wait and see* time. Zero risk to you.

Several threads over the past year.

It’s been bad for a while.


Demand is unusually high because of covid home projects, low interest rates and storm related repairs

Supply is low because not enough mills.

Mortgage Rates are increasing so loans will slow down
Covid is becoming less lethal so stay home projects should go away

A few new mills being built so supply should free up

To be honest with you, I don’t know a whole lot about the industry, so I appreciate the insight.

We bought the land initially to build our forever home on and create a sort of hybrid homestead. We found a better opportunity that didn’t require us to start from scratch, so now we just watch the trees grow and camp up there.

Stay home projects are going to continue to boom especially with work from home being permanent for many people.

That is an awesome plan. Just watch them grow. Every year you let them do that your investment grows by 10%. If you want to increase your take then you could do a little land clearing that eliminates small trees to maximize the growth potential of your good trees. Anyway, good for you. You made a good investment.
