Texas and LA Construction

Does anyone expect a change in residential construction philosophy moving forward in Texas or LA? Or one time thing and move on?

I’m pretty sure that Louisiana will build houses with basements moving forward and Texans will invest in building igloos.

I always found it retarded that people build with water heaters in their attic no matter where they live. Why the frick would you put 50-70 gallons of water in your attic?

My water heaters are in the attic. They are tankless. They don’t take up necesssry space, get plenty of combustion air from the attic and all I had to do for freeze protection was to insulate the attic piping.

What I expect in Texas is for the ineptitude and incompetence to be eviscerated from ERCOT and the companies which failed to winterize their infrastructure

Let me let you in on a secret homeboy - no matter how insulated your pipes are- they’ll freeze when it’s below 20 for 3 days and you have water in them that’s not moving.

But obviously the attic can be a good place for the right type of water heaters. You just have to know what you are doing.

If pipes are insulated and installed inside of a homes insulation barrier I would seriously doubt the lines would freeze under normal use.

Mine is in the insulated garage, but yes, tankless would be fine in attic, I guess. However, many builders are still putting regular water heaters in the attic.

Kid shut it off. NBD, just thawed it quick with a hair dryer and was on my way. I never lost heat in this, just an observation from living here compared to a real cold weather climate.
I grew up in a place where you could go a few months without the temp ever crossing freezing, and I’ve never seen pipes that need to be dripped until I moved south. And I’ve definitely seen pipes in exterior walls there, never once heard of one bursting. Ever. Probably because they insulate the walls and pipes and don’t put plumbing on the cold side.
The practice of running plumbing in cold sides, especially attics, is idiotic on so many levels and just asking for a catastrophe.

Water heaters in attics are 100% stupid ideas, 100% of the time.
