I used Sofi. Had a student loan with them so they knocked off 500 from closing a waived the appraisal.
~65% LTV 800ish credit score.

Okay. We are getting 3.25% for 30 yrs with 772 and 750 credit scores. Since we just closed last July, LTV is just below 80%. Lender is the current mortgage holder so they are giving us a bunch in credit.

3.25% is why you are getting lender credit. I locked someone today at 2.99% on 30 yr. What is your loan amount?

LTV is about 30% and well over 740 credit. appraisal waiver saves a few dollars at closing.

I'm getting $8k in lender credits, plus 50% of on the title policy which is with the same company that closed us last July.

You are getting that much in lender credits because rate is higher.

I’m hearing 3.125 and just pay the appraisal. I’m waiting to see if they have any fees they haven’t told me about yet.

Refi'd a couple months ago with an online company and just said that I had 20% equity. They waived the appraisal no questions asked and we got out of PMI with the new loan.
Want to refi again, but wife is worried that we're gonna have to pay for an appraisal and it could come out to putting us at greater than 80% LTV. I genuinely doubt it would appraise for less than my estimate (relatively conservative compared to listings in my area. I realize listings =/= sales).
I've seen quite a few posters in the bigger thread talking about going through with a refi to take advantage of the dropping rates and getting their appraisal waived.

I locked in at 2.75% on Thursday for 15 year. Down from a 4.875% on a 20 year. My note will be almost the same and I’m 2 years in. I don’t see rates going down that much. It was a no brainer for me.
