Mandeville Neighborhood Recs

Budget around 350, yes tree fiddy. Looking at Beau Chene, CCC, and Beau Rivage currently. Any advice and pros/cons of these hoods? TIA

Mandeville is out. Folsom is the cool kids destination on the Northshore now.

I'd go to old mandeville. You will get flooded time to time, but build high and you will be fine. It's close to causeway, low traffic, and has quick access to the Tammany trace and lakefront.

What size, age of home are you looking for? That price range isn't going to come easy without some allowances on your end.

nice neighborhoods. Very few new or newer houses. Realize that you could be replacing roofs, a/cs, etc soon. As Mandeville goes, you can see a little more traffic on those roads around rush hour. But Mandeville is a low traffic city.
As mentioned above look at Old Mandeville. Most of the flooding is within 4-5 blocks of Lakeshore Drive but the odds of getting something in that area for 350 are low.
If you want a newer house you will have to search. There are pockets of them in a few places, some 350 or just above, that are available.
If you don’t have a realtor yet contact Steve Scoggin with Mauti Schroeder Scoggin.

I live in Mandeville. There is a brand new subdivision being built on Sharp Rd that may have houses in that range, but that will be the bottom. Houses are starting to be built.
Old mandeville is nice and replacement houses are being constructed which are out of that price range, so you would have to go for an older house. Old Mandeville will eventually have all the fancy charming houses and authentic places to hang out at.
There are new houses in Old mandeville on the North side of Florida, but that area does not have the charm of the South side.
With that price range you have many options. I like how easy it is to get around the town, and is quick to get to the bridge no matter the time of day. The biggest issue right now is heading west of causeway to get to Covington. Lots of traffic.
I see Mandeville eventually becoming Old Metairie with the charm, quaint life, while Covington/Madisonville becomes new metairie/Kenner north of West Esplanade with all the McMansions, chain restaurants/bulk shopping/elmwood like apartment complexes/Vets BLVD-like environment.
I grew up in new metairie....term does not exist but those from NOLA know what I mean. There is a big difference between new and old.

Not interested in new construction, looking for around 2400 sq ft in an established neighborhood. Some updates needed is expected.
