There is nothing drastically wrong with the West approach area. I am on the East side.

I have noticed the traffic jams on 22 going to Madisonville at rush hour to go home. We went to eat at Impastato's sister restaurant around 6 pm and it was stop and go traffic for over 20 minutes. That could affect you going to Beau Chene.

There is more traffic West of Causeway.

West Causeway approach is perfect if that is where you want to be.

Not a thing, I grew up here, lived in River Oaks, CCC and now Fountainbleu, anything south of 12 and west of causeway/190 is great.

Greenleaves has many in that price range. Mostly built in the mid 80s. Lots of trees, walking trail and backs up to the Trace. Easy bike ride to the Lakefront and closer to Pelican Park.

Personally, I am not a fan of the traffic on the west side of 190. East side is better for traffic flow and numerous developments that may fit your price range.

Traffic is non existent for the most part on the east side. 59 near the high school backs up sometimes.

You sound a little bitter over something... they wouldn't let you in? Next time let me know..maybe I can speak to them on your behalf..

Where I live near the Lake--- I have no issues with being too close to my neighbors...hell I haven't seen or talked them in weeks...

You can find a great house in Meadowbrook for around 350K. Very nice subdivision and the property values have actually been growing over the last few years

Anything you find in Old Mandeville under 350 will either require major renovations and/or additionas or be a tear down.

Slightly off topic, but what is being built between Barley Oak and the new Rest a while?

The correct answer is Riverwood. A lot of the oldies are dying out. Something like 30 kindergartners and 1st graders. Mature trees. Half acre lots. Some water frontage. Some golf frontage. Boat launch.

Best part is at the end of the evening commute when the brake lights start for the shitey I12 traffic, you're getting off and avoiding, while everyone else still has 45 minutes ahead of them to get back to their "you get a tree" neighborhoods

Look in Meadowbrook. There isn’t a more centrally located/tucked away neighborhood in town. I just saw a 4/2 ~2400 soft house on Clearwater listed under your price.
