This is not an addition or finishing something that is unfinished (e.g. a basement).

The most that is being done for plumbing is relocating a toilet a couple of feet and relocating a vanity. Electrically, is just tieing into the existing system to relocate switches and fixtures. Getting licensed contractors to do the work. Also moved a non-load bearing interior wall by a couple of feet.

I know there have been lots of posts of remodeling so hopefully there is some great knowledge here.

And just FYI this is not our "forever home" so we would be looking to sell possibly in the near future.

i just did this exact thing and perhaps due to ignorance i did not pull a permit.

the existing bathroom had extensive water damage so we had to start by reinforcing/replacing joists and framing up/removing rotten studs.

and yep, moved plumbing around, re-ran electrical..the whole 9 yards. basically an entirely new room was created.

didn't have any issues but it was just one guy and a pickup truck and at most, he was out in the front yard with a tile saw so we didn't have any issues with the county stopping and snooping and honestly i still don't know if i needed a permit or not.

Depends on where you are....some places are code crazy, and this unpermitted work may cause problems when you try to sell.

Not sure where you're at, but EBR has a description of exempt work.

Where are you, and how much do your neighbors like you?

Issue is that if/when we go to sell, buyer may request permits/inspections and if we do not have them, can the appraisal of the house be reduced?

Like what? Those are my concerns.

Also, can DIY-ers have work inspected under a permit?

I didn't even think to get one. Our guy spent a week cutting tile in the front lawn and no one ever asked to see a permit.

Damn. If that's all that is exempt, I'm a bunch of permits behind.

I just lived this the hard way, albeit for a huge project. We didn’t get them, at the direction of a contractor who turned out to be a piece of shite. We paid in a huge way financially and time-wise.

Get the permit. It’s cheap and painless. You just have to do things the right way, which is a good thing anyways.

I didn't pull any permits for an entire gut down reno job. Moved walls, went into the slab to reroute plumbing, new electrical service and about 80% rewire.

It was a risk at getting shut down the whole time, but never had a problem.

If in ebr I say don’t do it. Save yourself the headache of dealing with the incompetence that is the permit and inspection dept in ebr. I deal with these arse hats frequently, but only when absolutely necessary. I personally have never had it come up at the time of a sell etc. Just make sure anything you do is done properly/ to code so you can sleep at night and let it rip. That’s my $.02
