Building a new house and looking at appliances. Below is what I’m thinking, but would love suggestions—

1. Frigidaire 72 inch fridge/freezer—any advantage to sub zero? The cost is crazy!
2. Thor 48 inch range/griddle and double oven
3. Ice machine and water dispenser
4. Microwave in the island
5. Warming drawer in the island
6. Beverage fridge in bar
7. Wine fridge in bar
8. Beverage fridge outside
9. Black Stone 36 inch built in outside
10. Costco version of green egg
11. Built in grill
12. Front load washer and dryer

—my budget is $25,000 for this and I have the blackstone and the egg already.

Suggestions?

I just installed a induction stove top and it's literally amazing.

Easy to clean and boil water faster than gas.

I wouldn't recommend any other type of hearing element other than induction.

I was skeptical as well. But it is amazing.

Easy control the temp, rapid cooking, great surface.

The only issue is you can use a wok.

I had to return my Thor 36inch because the temperature fluctuated wildly. It was a serious headache getting it refunded, not replaced. I switched to a Verona and it’s been much better. Just my two cents regarding Thor. I really think there are just some lemons that dont work but most of them are fine.

It was my first time buying appliances so that may be the case with all brands.

That's a whole lot of hardware for the budget...think seriously about what you will actually use on a regular basis. For example, if you've got double ovens, do you really need a warming drawer? You can use one of the ovens as a warmer, for the 2-3x a month you might need it (or far less frequently, for most ppl).

You don't mention the most essential item in a serious cook's kitchen: the vent hood. Get one that overhangs the 48" range by at least 6" on either side (IOW, a 60" hood), or you're going to be ruining the finish on any nearby upper cabinets.

I sure as hell wouldn't buy sub-zero. Fancy name; cheaper brands will deliver the same performance. It's a fridge, not a range.

Beware too many fitted built-in appliances. Those bev and wine fridges and microwave won't last as long as your cabinetry, and you don't want to be left with odd holes when their replacements aren't quite the same size.

Most front load washers suck. Speed Queen FTW....

I don’t think you can build in a black stone griddle. It’ll look ghetto. I opted for a Blaze. If you’re getting a microwave and it’s going to be low in the island, then get the draw type so you aren’t bending over a lot.

I’m not sold on Thor but they have a nice look and are half the price of the traditional commercial brands.

Agree. Looks heavy duty....but it's not. You want a kitchen that works, or one that LOOKS like someone knows what they're doing? BlueStar, Dacor, Wolf....

I’m going to cut the legs off the blackstone. My neighbor did it and it looks great.

Not sure on the Thor either.

Are you converting it to natural gas or just going to run off a propane tank?

No truer words spoken. Induction is great as long as you have the proper pots and pans.

It can hold a simmer without scorching like a boss. You can't get this with gas and when you add the ease of cleaning, induction easily outperforms gas.

Can you clarify what the proper pots and pans are for induction?

Curious

They need to be magnetic.

Cast iron, most stainless steel, etc.

Don’t want to sound negative, but....

Sub zero sucks

Ice machines suck

Wine and other unnecessary little fridges suck

Concentrate on:

Hood vent
Range
Oven
And dishwasher extremely important.

May be old news...but It’s nice to have a gas cook top if you lose electricity

That's a lot of items for the budget.

We are in the middle of a renovation and spent a little more than that (with tax) on the fridge, range, dishwasher, microwave drawer and warming drawer. Didn't want the warming drawer but my wife's friends talked her into it. This also includes the sink, disposal, faucet and instant hot water ($1,400 and not included in your listed items). Once I order the vent hood (Not sure which one yet) and ice maker we will be $30+.

For the microwave drawer just remember no matter what name plate is on the front they are all made by Sharp. We went with a Sharp model because it was the only one that I could find with the pop out control panel (We are putting ours in the island like you mentioned). All of the others you would have to bend down to see the buttons. The Sharp that we are getting has a flat plate that you push and it pops out at a 45 degree angle so that you can read and push the buttons standing up. The 24" was like $950 and the 30" is $1,100. They both have the same size interior just a bigger face plate. Since we are getting a 30" warming drawer and they will be stacked we went with the 30" micro.

If 25k is a hard budget stay away from Sub but similar top line by Kitchen Aid and others can get close to Sub's price but still a couple of K lower.

Visit Yale Appliances web site. They are out of Boston and will not ship high end stuff down here if anything. I wanted to order from them and called them but when I told them where I lived they said we don't service that area. But they have some great blogs and buyer guides online that only requires your e-mail to download. They will send you e-mails with links to new blogs/guides.
They have a great dishwasher guide with video that plays the sound difference between the decibel levels of different dishwashers. They typically rate around 5 brands for each category I was looking at and do not push a particular brand. They give you information and pluses and minuses for each brand and let you make the choice.

Hope this helps.

We just did a remodel with top of the line Kitchenaid. No regrets.
