I bought a foreclosed house from the bank for $28,000. The bank loaned me $40,000 against it. So I walked away with a $12,000 check at closing. This was in 1996. The night Jordan had the flu during the NBA finals and scored like 38 pts with a fever over 100.

I fixed the roof, put in new carpet, and central HVAC with the $12,000. My payment was $370 per month and I got a roommate to pay $300.

Sold it two years later for $64,000. I thought I was a RE tycoon!

Fast forward: neighborhood has gone down hill and the house is worth maybe $30,000 now. It got culchared. My timing was perfect. :)

$220 each ($440 total) for a 2 bedroom 1 bath at Plantation Trash in 1997. 51.8% higher now.
