Being forced to vacate storage facility post flood

The owner of the storage facility on Airline just inside praireville (next to Light Line and the apartments being built) is requiring everyone be out of their units by Sunday or everything will be thrown out.

I was able to clean my unit out but I'm sure there are several people there who live out of town or simply can't drop everything to clean out their unit. What is the legality of this?

What does your contract say?

Granted, there may be unenforceable terms, but the contract is usually the place to start.

Yes. The facility got water but it is all metal buildings so it is still structurally sound. I met the owner on Friday when he was marching around the chaos. I asked him what his reasoning was and he told me he had to spray each unit to prevent mold.

I asked him about people who had most of their belongings ruined with the flood and now had to come take care of this. He responded "That's y'all's problem"

He can't expect people to have stuff out that quickly. I doubt seriously he could legally do this. People have to be given a reasonable amount of time.

If true I would absolutely BLAST him to media. I can understand making it mandatory to clean out to prevent mold or future problems. Imagine the issue if you cleans out yours, it dried and you moved stuff back in only to find your neighbors unit stayed wet and smelled/filled with mold that affected other renters for weeks/months.

There is a right way to go about it, sounds like the owner is choosing to be a dick.

In MS I see legal ads in the newspaper weekly listing the storage units that will be auctioned off due to non-payment of rent. I'm sure there was some procedure/time line where the people were also notified by mail prior to the legal notice being placed in the paper. I would guesstimate that the legal procedure to remove the persons items from the storage unit would take at least 60 days minimum.

The owner's name is Craig Smith. It is called the Storage Center and he owns a couple of Anytime Fitness locations in Baton Rouge

To be clear, is he requiring you to get your stuff out just so he can spray and then you move your stuff back in OR is he forcing everyone out for good and then going to rent the units back out? If it is the latter then what he is doing is trying to take advantage of the situation and make a lot of money, I am sure his prices will go way up. If it is the former then maybe he just really does need to clean the units but he could go about it a better way.

He knows several units will free up because I doubt too many people want to clean out their unit and move back in next week. I'm going to call about a unit the same size we had and check the price next week.

Should he have to pay for people to find alternate storage while he cleans everything or is it truly our problem?

I've met that guy at the gyms he's owned a couple times. This kinda of thing doesn't surprise me in the least from him

Storage leases are month to month I use to manage them don't believe he can do that as he uses la self storage lease.He is also a lawyer so seems he should know he can't do that.He owns all the storage centers in the area maybe 20 of them. Seems like a super dick move.

Owner of my storage unit called us earlier this week to let us know the damage. He wanted people to come by and get their shite out just so he could get all the water out and start the cleanup. Real nice guy and I understood why he did what he did. He even hired a crew to go around and help people throw away and clean out each unit. Dudes in his 70s and was out there doing labor himself.

Call the Attorney General's office and tell them that you suspect he's doing this in attempt to jack up rates.
