Hunters out there....hunting lease question

How are they priced? What is the going rate?

$4.50 an acre if you go direct with a timber company. More than that if you sign up to an existing lease and the people that run it throw a bunch of other fees in they pass down to you. I just bid a little more than the $4.50 in hopes I get to lease 160 acres and am waiting to hear back from the timber company. They also have a 1560 acre tract coming up for bid in January. That doesn't include a cheap GL policy the timber companies will usually ask you to carry as part of the lease.

our lease is just over 2000 acres in Copiah Co, MS. Camp on the property. Lease and all fees included (seed, fertilizer, electricity, water, etc.) it comes out to roughly $27,000 a year divided among the members

If its ROM land, they purchase the policy and include that fee in your lease agreement

we pay right at $6 per acre in Jackson/Bienville parishes.

It depends on where you are and what you want to lease. Timber company land and hill parish land is usually less expensive than property in the delta parishes.

Where are some places to find properties still available? I know it is late now for the season but place usually hunt fell through this year and looking to get a lease with a few people. Have not had any luck finding property anywhere online. Even tried asking people with land for sale if they would lease for the year but are afraid to commit in case someone buys land.

We lease from several land owners between oil city and Vivian. The rates are anywhere from $4-$6 per acre.

Depends where you're located. My lease prices in LA & TX range from $7.50-$12/acre. AR ceiling seems to be $6.50/acre. I could lease everything in LA & TX for a much higher rate than I currently get. I really think I could get $15-$20/acre for everything I have in Bossier Parish. It's crazy what people are willing to pay.

Those are freaking cheap compared to Adams, Jefferson, and Wilkinson County. Property next to us was rented by LA folks for $35/acre and the owners family could still hunt. Finally ran em off because money was no option for the hunting. 1200 acre tract next to one of our other places was being leased for $32/acre w/no camp or utilities, the landowner wanted to run the coonasses off so he went to $42/acre, didn't work. Going to $50 next year. Do the math $32 X 1200 plus you have to drag a camp in and out every year and plant your own food plots.

We're in Claiborne County Mississippi and pay $25.25 an acre but see 15-20 deer every hunt. Ours is school board property.

That's pretty stout. The only reason we haven't gone to a auction system is because we have a lot of good lessees who wouldn't/couldn't re-up each year.

Why not try to work out a deal where the lease gets cancelled if the property gets sold.

Tenants that take care of you property and don't bring the drama are worth a lot imo.

Not many people want to buy a tract that is currently leased on a non-renewing lease. To many people will shoot whatever walks.
