We are purchasing a home and looking at choosing an inspector.
Recommendations?
Here is the list of five we are starting from, also taking other recommendations:
Jim Bohac - Alltell Home Inspection

NOT Johnny Joiner! Did my inspection 5 years ago and a friends around the same time. He finished my inspection in less than 30 minutes and found no issues. No way he did a thorough inspection on a 50 year old home. Luckily there were no significant issues.
However, on my friends he missed live knob and tube wiring in the attic. It was in a pretty obvious location.
He was more of a salesman than inspector.

Just don't use the one your agent reccomends, this should be obvious but way to many people do this.

Give me half of what you would pay one of them and I will write up a report on the obvious minor issues I can spot with my flashlight (since inspectors aren't structural engineers, licensed HVAC, electricians, or plumbers) and make sure that you sign off on 20 pages of disclosures so you can never sue me for the issues I do miss.
Seriously, their disclosures state that you can not sue them for things "they can't see" which can be loosely interpreted. As long as they write up the obvious issues they are covered. They will throw in a few recommended issues you need to look into to make you feel like you have gotten your moneys worth.
You are better off getting a structural engineer report and getting a local contractor or someone that at least deals with plumbing, electrical, and HVAC issues on a daily basis to walk through the rest.

Just recently sold my house. The buyers took the report and asked for $4000 in repairs. Had my own electrician, HVAC guy, etc come in and was able to fix the necessary items for $150. Everything else was fine.
It almost cost me the sale of the house because their inspector was not knowledgable and made assumptions about things he either didn't know or didn't research.
I know this is different since you are buying rather than selling, but I won't be using an inspector on the next house I buy. I'll spend the extra money to get licensed guys for areas of concern.
