Post like this is why I am so happy my dad and I bought our own land. Manage it how we want, with cooperation from the neighbors, and do what we want whenever we want on our own land.

The going rate in NW LA & East TX is around $6-$8/acre. I've got a few tracts I charge $12/acre for but they're either high fenced or have a little somrthing extra like a nice camp or some limited duck hunting. $33/acre is STOUT! I know I haven't reached the top of the market, but posts like makes me rethink my pricing.

That's about what it is in my part of the country & I'm not far from Lasalle for sure. Don't know about a camp though

We pay $5/acre in south AR. Pineland with scarce hardwoods.

we pay 25 per acre for deer and duck in terrebonne parish. Which i think is pretty high. but we also can fish and frog - and the bass fishing and frogging is phenominal.

Definitely a bit steep at $8500/yr for 257 acres with a two bedroom camp. My brother and I would be splitting it so $4250 each isn't terrible. They are cutting the hard woods this summer and will be out before October 1st. When our company had a camp in the marsh we paid $15,000/yr but that was for 3k acres. If they had come back $4500/5000 i probably wouldn't have even questioned it. I know the area 10 miles to the east holds some damn nice deer and you are in the middle of no where which is a plus.

Its a bit on the high side, but if you figure rent on the house/camp, then factor that out, I bet the hunting lease looks better. Figure maybe $300-$400/month rent on the camp and the per acre figure comes down to less than $20/ac which is pretty reasonable.
I rented a similar place last year for more than that with no camp, but it had some fishing and duck hunting and electricity and a water well.
If you like it, can afford it, and its a good fit, rent it. Otherwise don't.
Its a recreational property, if you can pay the price and you enjoy it, the worth of that is subjective.

It's a wet year. Those loggers may not be finished by then. I'd have a clause in the contract to back out. But still that's late in the year.

Thanks for the input guys. There are old food plots but all need to be reworked as nothing was done to them last year and no existing stands so the place would need some work and $$ sunk in the first year or two for sure. Just trying to find a decent place that isn't a membership in a club. I was looking to buy some land but damn most places are going for $500k plus

Yes, but it's low quality fence and it's in East Texas in Sabine & San Augustine Co. I know I could get more for it, but the club that has it has been there for a long time and are good managers, plus this is more of a short term investment.

Thats a crazy price for Lasalle parish. The best leases in Avoyelles, Concordia, and Catahoula parishes go for that price with the majority of them being in the $13-$20 range. Usually only top notch land along the Red, black, or Mississippi river lease for that amount.

We'll be paying around 30 for just land but it's quality deer
