Confirmed: Starbucks knows the next hot neighborhood before everybody else does

I disagree. Starbucks is just an example of general middle plus class development. I'm sure the same can be said of panera bread, etc.

So the report basically says that the more development around a given property, the greater the increase in value.

Meh, smaller and cooler coffee shops will be in a soon to be gentrified neighborhood before SB.
And yes we know, you all would rather you has station coffee over $7 Starbucks coffee.

Did a Finance project on this years ago in undergrad when I first heard of this, and it has proven now to be true.

This is years old news (not being a dick). SB spends a lot of R&D which has made it a good indicator of neighborhood health.

Maybe Starbucks turns lower middle class areas into yuppie upper middle class areas, but that's mild gentrification. Hipsters don't go to Starbucks.

Not a fan of Starbucks and their ridiculously overpriced coffee. Good, yes. Good enough to spend $5 on a cup of Joe? No.
